In the meantime, the price of Jeonse has risen sharply, and it is interpreted that the increase in interest rates on loans also contributed to the increase in interest rates.

In fact, it was counted that monthly rent accounted for 59.5% of the nationwide jeonse and monthly rental transactions in May, significantly ahead of the 40.5% for jeonse.

The proportion of monthly rent recorded 50.4% in April, surpassing that of jeonse for the first time, and the proportion has soared by nearly 10 percentage points in just one month.

The increase in the proportion of monthly rent is analyzed to be largely influenced by the 3rd Law on Leases, which was introduced in July 2020.

After the enforcement of the Lease 3 Act, as the number of tenants using the right to renew the contract increased, the number of properties for sale decreased.

It is believed that this was influenced by the surge in the Jeonse price as the landlord tried to raise the amount of the deposit for four years at once.

There is also an analysis that tenants who have difficulty in raising funds have switched to monthly rent due to an increase in loan interest burden due to an increase in interest rates.
