Zero-rate loan: towards an increase of €20,000 in 2024
Access to property today resembles an obstacle course for many households. Between rates that struggle to appeal and contributions often considered insufficient, the quest for the ideal loan has never been so difficult. The Crédit Logement-CSA Observatory warns: obtaining credit is becoming a luxury. Faced with this concern, the government is trying to breathe some fresh air with an increase in the zero-rate loan (PTZ). This announcement, made on October 18, 2023, provides for an increase of 80,000 to 100,000 euros from 2024.
« The PTZ is assimilated by the banks as personal contribution », Says Bercy. However, on the side of the banks and the regulator, the story is different. Considered by many as a simple real estate loan, the PTZ does not benefit from any special exemption in the calculations. For Sandrine Allonier on The echoesspokesperson for Meilleurtaux, make no mistake: “This is a loan that must be repaid ” Although useful for reducing debt, the PTZ cannot boast of being a contribution strictly speaking.
Only one request authorized per household
Even if it does not constitute a personal contribution, the PTZ remains a major asset. Maël Bernier, from Meilleurtaux confirms this: “ In fact, the PTZ is not a contribution but… it can be considered as a kind of helping hand to cover additional costs “. Faced with a bank ready to finance 100% of the value of a property, and if the additional 10% is lacking for additional costs, the PTZ can fill this gap.
With an interest rate of 0%, the PTZ is a bargain for those who meet the criteria. If you have not been an owner in the last 24 months and meet certain resource conditions, this assistance is for you. And even in the event of disability or if you are the victim of disasters, the PTZ is open to you. Please note, however: only one PTZ request is authorized per household.
