The latest statistics from the Ministry of Ecological Transition show that new housing is still suffering. Detached houses are more affected than apartments by the drop in reservations and listings.
Decline in sales of new homes
Au 2e quarter of 2022, 27,900 new homes were reserved by individuals and 28,700 new homes were put up for sale, i.e. respectively -13% and -11.7% compared to the 2e quarter 2021.
But this quarter had recorded high levels, linked in part to a catch-up following the confinement periods of 2020.
Pre-crisis levels not caught up
However, reservations and sales have not returned to their pre-crisis level: they are respectively 20.4% and 17.1% below the levels of the 2e quarter 2019.
Over one year, the accumulation of reservations and that of sales between the 3e quarter of 2021 and the 2nd quarter of 2022 were down 4.5% and 1.7% compared to the previous period (from 3e quarter of 2020 to the 2nd quarter of 2021).
+ 3.2% reservation cancellations
The cancellations of new accommodation reservations – numbering from 3,800 to 2e quarter of 2022 – increased by 3.2% compared to the 2e quarter 2021.
Their level represents 13.5% of reservations, this share increasing by 2.1 points compared to the 2e quarter 2021.
– 12.2% of new apartments reserved
Au 2e quarter of 2022, 26,200 apartments were reserved by individuals and 26,600 were put up for sale, i.e. respectively 3,600 and 3,500 less than in the 2e quarter of 2021 (-12.2% and -11.5%). This decrease concerns all sizes of housing, both for reservations and for sales, in particular large apartments.
The average price of apartments sold increased (+4.9%) compared to the 2e quarter of 2021, to reach €4,600 per m2. The increase particularly affects small apartments (+ 8.8% for one-bedroom apartments).
New single-family homes: a fall in reservations and sales
Au 2e quarter of 2022, 1,700 homes were reserved by individuals and 2,100 were put up for sale. Levels down sharply compared to 2e quarter of 2021 (-23.4% and -13.9% respectively). All sizes of detached houses are affected, with a marked decline for small houses with three rooms or less.
The average price of new single-family homes sold in the 2nd quarter of 2022 rose sharply (+5.2% compared to the 2nd quarter of 2021) to reach €350,000. The rise in prices mainly concerns houses with three rooms or less (+12%).
