Permission required
All you need is a construction site facility, i.e. a corresponding notice or the necessary permits – for example to park construction containers in parking spaces. If he thinks about changing the concept, contact with the authorities will be more intensive. For a change to office use, for example, a permit is required.
The town hall emphasizes that offices are permissible given their mixed-use designation. However, the building applicant must obtain a so-called plan change permit if the structural changes are larger. However, the new operator will not be able to completely avoid business.
These must be set up on the ground floor as the property is in a business zone. The publicly accessible, green roof terrace cannot be disturbed either. A right of use (servitut) was agreed there. According to Gaal’s office, no notice of completion is possible if this is not complied with.
According to the town hall, no requests for changes regarding possible plan changes have been received for the time being. Stumpf Development GmbH has recently emphasized that the future usage concept will be developed in coordination with the city and the district in the coming months.
