In return, the development team pledges to significantly contribute to the park system by investing in new green spaces and aiding in the redevelopment of Pier 76, which requires approximately $150 million in repairs.

To accommodate the developers’ vision, the community board is currently engaged in negotiations to increase the allowed residential floor area ratio (FAR) above the existing 12-unit cap, which has been in place since 1960. This increase,made possible by a recent lifting of the cap,will enable the construction of taller structures and denser development.
Both projects are currently in the early stages of the approval process, requiring a zoning text amendment and the comprehensive Uniform Land Use Review Procedure (ULURP) before final approval is granted by the City Council. 629 West 54th Street is currently partly occupied by a car dealership, while 801 Eleventh Avenue remains vacant. The Chapman Group acquired the 801 Eleventh Avenue property in 2011 for $8.25 million.
These developments are strategically positioned near major public transportation hubs. Commuters will benefit from convenient access to the 1, A, B, C, and D trains at the 59th Street-Columbus Circle station, situated along Eighth Avenue to the east.
