According to the ‘2023 National Knowledge Industry Center Sales and Transaction Report’ published by Real Estate Planet, a commercial real estate company, on the 14th, last year’s nationwide knowledge industry center transaction volume was 3,395 and the transaction amount was KRW 1.4297 trillion, compared to 2022. It was calculated that they decreased by 33.1% and 34.1%, respectively.
Unlike residential facilities, they were not subject to various regulations such as loan regulations and resale restrictions, so compared to 2021 (8,287 cases, KRW 3.4288 trillion) when the investment craze was hot, transaction volume and transaction amount plunged by 59% and 58%, respectively. .

By quarter, transactions increased slightly in the second quarter (960 cases, KRW 407.3 billion) compared to the first quarter of last year (813 cases, KRW 334.7 billion), but in the third quarter (861 cases, KRW 384.3 billion) and the fourth quarter (KRW 761 billion). There were a total of 1,325 knowledge industry centers nationwide, and 1,089, or 82.2% of the total, were in the metropolitan area.
The transaction volume of the knowledge industry center in the metropolitan area was 3,035 cases and the transaction amount was 1.3159 trillion won, a decrease of 33.2% and 34.5%, respectively, compared to the previous year.
The transaction volume of Gyeonggi-do, where 48% of the nation’s knowledge industry centers are located, was KRW 754.9 billion, the annual transaction amount falling below KRW 1 trillion for the first time since 2020, and Seoul’s transaction volume (KRW 472 billion) also fell below KRW 500 billion in 2020. It was at the lowest level since then.
Transaction volume and transaction amount in non-metropolitan areas decreased by 32.1% and 28.4%, respectively, compared to the previous year.
Last year, the price per 3.3㎡ of knowledge industry centers nationwide was 16.45 million won. It is a 0.3% increase compared to the previous year.
Seoul rose 1.7% to 26.63 million won, and Gyeonggi-do rose 0.5% to 14.95 million won.
Jeong Soo-min, CEO of Real Estate Planet, said, “This year, if internal and external conditions change, such as a shift to low interest rates, transactions are expected to recover first in the metropolitan area, but there are concerns regarding vacancy issues in parts of Gyeonggi Province and Gangseo-gu, Seoul, where there is a lot of new supply.”
