Innsbruck (OTS) – The mayors should finally have the grace to pass land policy on to the district authorities. In one fell swoop, they would be free of conflicts of interest and no longer have the embarrassment of cheating.
Whether it’s messy property transactions, building land dedications or soil erosion: the conflict zones always have their roots in the communities; following all, local politicians don’t want to give up the dedicating sovereignty or responsibilities for land. Despite multiple conflicts of interest, self-interest on the part of community representatives and cheating.
Often the people who profit from a system that is often opaque are those who sit at the controls of power. Because they have an advantage in knowledge and know how to use it to their advantage. However, anyone who does not support the mayors (politically) will be thrown a beating at their feet when dedicating or building applications are made.
The dubious real estate deals of municipal association president Alfred Riedl (VP) in Grafenwörth, Lower Austria, as well as the dedication profits of four SPÖ politicians in a Viennese allotment garden association are just the tip of the iceberg. They not only show the weaknesses of domestic land policy, but also the shamelessness of some so-called representatives of the people. They usually act aloof, but literally stay on the ground in the crucial moments.
In Tyrol, on the other hand, commercial areas are to be pushed through on prime arable land, supermarkets are being pushed into greenfield areas for local tax purposes and not enough attention is being paid to illegal leisure residences. At the same time, there are only 26 hectares of designated reserved areas for social housing in the 277 municipalities and cities. In contrast, there is an overhang of building land of 3,500 hectares. In the past, properties have become worth many times more overnight as a result of concessions or reserves. Now these building land
real estate speculative capital.
Actually, the social obligation of land should have been widespread in the communities long ago, but the opposite is the case. From year to year, property prices continue to rise. The state government is primarily responsible for the failed land policy. However, the municipalities must finally realize that they should hand over the authority for this to the district authorities. On the one hand, in many places the church tower in the village obscures the view of the big picture. On the other hand, the mayors would be freed from many conflicts of interest and would no longer have the embarrassment of fiddling in the back room.
