“After the covid, it was imperative to offer something other than offices to the companies that are installed in the 120,000 m² of this Lumière building located in the 12th arrondissement of Paris”, warns Romain Gardenat, Head of Service and Digital Innovation at Primonial Reim France. The French group specializing in asset management has therefore decided to draw inspiration from the proverb “some silver lining” to rethink the office functions and expectations of companies located in the largest office building in the capital.

“We wanted to create a new dynamic in people’s minds. After this forced immobility, we appreciated the expertise and the strength of proposal of Mohamed Riad, founder of MMSport”, he specifies. Known for 12 years for having set up and managed around forty sports halls in the largest companies such as Axa, FDJ, Veolia, Capgemini, Enedis… or large property companies (Covivio, SFL, Northwood investors, DWS), the former top athlete specifies: “I started from my sports experience to analyze the post-covid situation. After a serious injury, an athlete does not self-medicate, at home, alone… He is surrounded. Then it comes back stronger. We adapt our course. It’s the same thing there. After this health shock, the company had to be the place where we feed on ideas, sharing, creation… We must not stay at home all the time, isolated.

As we walk through the bright hall where hundreds of people meet in a cozy and friendly atmosphere, the company manager adds: “We know from experience that physical exercise, practiced within the company itself, is an essential element of physical and psychological well-being for many employees. But, with Mylène, my wife and partner, also a top-level sportswoman, we have refined the philosophy of well-being in the office by adding well-being offers to the development of sports halls (osteopathy, physiotherapy) and beauty (hairdressing, manicure). It was necessary to offer employees another environment. The world changed in a snap of the fingers, so everything had to be put in place to improve the quality of life at work. We had to adapt, create a living space.”

On the forecourt, facing this building, whose roof seems to touch the sky, Mohammed Riad talks about mobility: “The decarbonization of buildings is also one of the data that companies must increasingly take into account. Also, we have developed soft mobility with a 100% electric shared bike offer and free access in collaboration with Arcade cycle, a French manufacturer. In addition, in this new approach, digitalization has been optimized in order to make services accessible 7/7. “Knowing that 60% of reservations are made in the evening and on weekends, we have developed an application that allows employees to book the services offered (sport, well – being and mobility) in one click”says Mohammed Riad

Unquestionably, we are tending towards better living and working together… in the office. Romain Gardenat, bounces back on this new approach. ..“We are going to push this notion of living together. Thus, on this site, the current sports hall has been revitalized over 600m² and in early 2024, a 1,400m² sports social club will be set up to accommodate the inhabitants of the district. This is a first in France for an office building to offer a space open to the public. It is with this same spirit that we are going to restructure the Hopen Tower in La Défense in 2024.” Clearly, tertiary office buildings are beginning to change and are opening outwards in order to mix and optimize uses and surfaces.
