The start-up Beelly creates a tool to estimate, upon announcement, the cost of renovating a “thermal strainer”

In France, there are a little more than 5 million homes considered, to date, to be thermal sieves, that is to say homes with an F or G label in the Energy Performance Diagnosis (DPE). Labels that are scary, and which sometimes exclude these properties from real estate transactions.

However, “it’s a huge opportunity,” insists Manuel Letort, real estate specialist, who has just launched the start-up Beelly in Bordeaux. “It is rarely the sellers who will carry out this energy renovation work, they will prefer to lower their selling price,” explains the entrepreneur. The whole problem is to be able to quantify this work, before making a decision. » This is where the tool developed by his company comes into action.

“We want to show that it is profitable to carry out this improvement work”

Beelly is “an ECD improvement prediction tool. » Concretely, “this means that we launch random scenarios of energy renovation of the property for sale, at the end of which we come out with an average scenario, which makes it possible to restore an average amount of work which will be necessary to improve the DPE . We systematically seek to achieve a DPE D for apartments, and a C for houses. » The challenge for the Bordeaux start-up “is to demonstrate the benefit of carrying out this work”, by indicating the energy savings achieved thanks to the improvement of this DPE. “We want to show that it is profitable to carry out this improvement work. »

The Beelly tool takes the form of a widget that is inserted into the ad, “just like you now have widgets that give initial information on financing” when you are looking to buy real estate. Today, 4,000 real estate agencies are equipped with it, which represents 65,000 online ads, but the widget is not yet directly visible to individuals. “He must contact the agency, which will send back the summary of the property, in which the widget appears. It is obviously a priority for us to be visible from the first announcement, which is why we are in discussions with typical portals Housing or The good corner » continues Manuel Letort.

And this is just the first stage of the rocket. “We are aware that this widget only represents the beginning of information, it is very important to have more precise elements, this is why we are in the process of personalizing these energy renovation projects, according to the needs of the customer, and we will set up partnerships with companies specializing in energy renovation. »

With the objectives of carbon neutrality by 2050, there would potentially be 370,000 homes to renovate per year in France until 2030, and 700,000 beyond. Only less than 100,000 have undergone a comprehensive energy renovation in 2022.
