The French are increasingly turning to housing with poor energy performance diagnostics (DPE). These goods are in fact much cheaper than the others.

Big discount in Cher

In details. The share of thermal strainer sales was 11% in the 2nd quarter of 2021. A year later, it was 16%. In the 2nd quarter of 2023, it reached 18%. Almost one in five homes is affected. This share is greater than that of these housing units in the current stock. In fact, 17% of housing in the area is classified F and G.

It is through opportunism that buyers are looking for this type of property. In fact, they are cheaper to buy. On average, we can obtain a 15% discount compared to another property which would not have an unfavorable DPE. There are differences depending on the departments. The owner will spend two to three times more than for a much better insulated property. Another constraint is that it will soon be impossible to rent poorly classified accommodation. Housing labeled G will leave the rental market from January 1, 2025 (two million housing units affected) and F housing from 2028 (3.2 million housing units).
