The prices of building materials no longer increase but remain expensive

The sharp rises in the prices of building materials are no longer relevant and some costs are even tending to fall, noted the construction federation Embuild on Monday. Prices, however, remain 35% higher than in March 2020, before the start of the coronavirus pandemic.

According to the federation’s analysis, price increases are stabilizing for many building materials (brick, cement, concrete) while others are tending to decrease, in particular plastic products (-7.2% last month ), steel (-3%) and non-ferrous metals such as copper, aluminum and zinc (-2.7%). These price decreases are explained by the decrease in transport and logistics costs, the weakening of the dollar and the drop in demand in China, explains Embuild.

“However, building and renovating will not necessarily be less expensive,” warns Niko Demeester, CEO of Embuild. “The increase in wage costs has a lot to do with it, but also the increase in the price of building land and the emphasis on energy efficiency.”

The federation is also unable to predict whether the fall in certain prices will continue in the coming months. The trend remains difficult to predict and a further rise in energy prices or another significant event can have a direct impact on building materials.
