The new draft on tax increases, published on Thursday by HotNews.ro, also includes the part related to property taxation. Changes have been made from the original draft.

Adrian Vascu, Veridio senior partner and former ANEVAR president, made a brief analysis of the news.

Basically, he explains what was chosen from the tax on properties over 500,000 euros

According to him, we now have the following:

1. The tax is no longer on the ownership of several properties, but is called the “special tax on immovable and movable assets of high value”

2. Applies only to natural persons

3. It only applies to residential properties. Actually only for buildings, not land.

4. The argument that the land is not taken into account is the reference to the taxable value calculated according to art 457 of the current Fiscal Code. That is, what the town halls calculate.

5. It also applies to a single house if its taxable value exceeds 2.5 million lei.

6. The tax rate is reduced from 1% in the previous draft to 0.3%, which applies to what exceeds the threshold of 2.5 million lei.

He also gave an example regarding a 100 sqm apartment in Piata Victoriei in Bucharest. The taxable amount is 250,000 lei.

“If you have 10 such apartments, you don’t pay anything. If you have 11, you pay a fee of 150 euros (0.3 percent of the difference)”, explains Adrian Vascu on Facebook.

So, he says, the initial area of ​​this new bir was narrowed from all types of real estate owned by an individual to residential buildings only, and the share from 1 percent was narrowed to 0.3 percent.

“What used to be insignificant as a budget contribution, has now become just a big nothing. Let there be a number of measures”, concludes the expert.
