Real estate in the Grand Duchy: What is the most expensive district in Luxembourg City?
LUXEMBOURG – The prices per square meter of housing for sale in the capital make the big difference, ranging from 10,169 euros per square meter to 14,412 euros, depending on the district.

Immotop’s figures confirm the trend already noted at national level: property prices are on a downward trend. At the national level, Immotop.lu notes a price of 8,700 euros per square meter in the second quarter, down 2.1% compared to the first quarter of the year and 1.9% over one year.
The decline over a quarter is general and varies from -1.2% in the Center region to -4.3% in the West. At the national level, the square meter is at 9,621 euros for energy class A buildings (-0.7%) and 7,470 euros for class G buildings (-3%). The fall in prices is therefore more marked for energy sieves than for well-insulated buildings, especially in the center (-1% for class A, -11% for class G).

Stable prices in the capital
Luxembourg-City does not seem, for the moment, to be too much affected by the drop in prices. Throughout the capital, in fact, prices rose very slightly (+0.1%), to 12,475 euros/m². But this price hides large differences between the districts, detailed by Immotop.lu.
Thus, the district where prices are the least exorbitant is Beggen, at 10,169 euros/m² in the second quarter, down 3% compared to the previous quarter. Five other districts, out of the 16 taken into account in this ranking, have prices below 11,000 euros/m²: Bonnevoie-Verlorenkost (10,256 euros, -1%), Eich (10,348 euros, -9%), the Rollingergrund (10,371 euros, -2%), Weimerskirch (10,532 euros, stable) and the Gare district (10,586 euros, -4%).
At the other end, Belair is the most expensive district of Luxembourg City, with prices 41.7% higher than in Beggen. To buy accommodation in Belair, you will have to pay 14,412 euros/m² (+2%). That’s a good million euros for 69 m². In Beggen, your million will provide you with accommodation of 98.3 m². Limpertsberg follows closely, at 14,084 euros per m², ahead of Kirchberg (13,236 euros/m², -1%). In addition to Belair, prices are also increasing in Cents (12,668 euros/m², +3%) and in Gasperich (12,473 euros/m², +2%).
