A huge luxury real estate complex is being built on the site of the former Hellinikon airport, 45 minutes from the center of Athens. A true city within a city, Ellinikon, as it is called, will cover 6.2 million square meters. The first phase of construction, which has already begun, is expected to be completed in 2026. The entire project might be completed within around ten years.

The site dominated by the iconic Riviera Tower, as it should look once completed.

The project promoters particularly highlight the “eco-responsible” aspect of the project.

The future park should offer freshness and wooded areas.

The Elliniko project provides for a reurbanization of the entire coast.

The complex is expected to offer luxury accommodations.

On the leisure side, a casino will take pride of place on the seaside.

An investment exceeding 8 billion euros, luxury residences, hotels, shopping centers, a casino, mooring places for yachts: the immense real estate project Ellinikonin Greece, would almost have an air of “mini-Dubai” or “playground for the super rich”, as residents of Athens describe it in the Daily Mail.

But its promoters (editor’s note: Lamda Development, whose CEO is a Greek shipowner established in Geneva) present it in a slightly less elitist form. They particularly emphasize the eco-responsible aspect of the project, since more than 70% of the total area will be made up of parks, bodies of water and gardens.

“Through innovative recycling strategies and the use of smart, green technologies to achieve self-sufficiency, Ellinikon will serve as a model for the next generation of cities of the future,” CEO Odisseas Athanasiou told the magazine. immobilier.ch last May.

Work has already started on the site of the former Hellinikon airport.

Work on site has already started. Construction of the iconic “Riviera Tower”, a 200 meter high building which will house 169 luxury apartments over 50 floors, is expected to be completed in 2026.

“Bright and prosperous future”

On its website, the Ellinikon is announced as being nothing more and nothing less than the largest urban renewal project in Europe: “With its views of the infinite blue of the Aegean Sea and its breathtaking sunsets, the ‘Ellinikon is the ultimate destination all year round,’ it reads.

And Lamda Development makes no secret of its ambitions: “By preserving heritage while embracing progress, The Ellinikon aims to set a new standard in sustainable urban development, providing a bright and prosperous future for residents and visitors. Welcome to the future.

When completed, the complex is also expected to generate 85,000 jobs and welcome more than a million visitors each year.

Attracting local businesses to revitalize the country’s economy is also one of the project’s objectives. A health center is also planned there and the social aspect has not been forgotten. The first building, already completed, was handed over to the municipality of Ellinikon-Argyroupoli, to house four associations of disabled people.

Rampant urbanization and heatwaves

Recurrent fires further aggravate the problem, since the greenery on the outskirts of the city is decimated. In June 2022, a forest fire closely threatened the town of Ellinikon-Argiroupoli.

Specialists deplore a lack of political and citizen commitment. “We are in a period where investment policies are taking precedence over environmental protection,” regretted for example to the ATS Iris Lykourioti, associate professor at the Department of Architecture at the University of Thessaly.

But on this point, the promoters of Ellinikon want to reassure, by evoking “an oasis of greenery”. They insist on the future development of gardens in the heart of the complex: “the design of the project places a strong emphasis on nature, with 205,000 m² of green spaces”.
