States with the greatest increase in capital gains

MEXICO CITY (El Universal).— In the first quarter, Baja California Sur and Quintana Roo were the states with the greatest increase in real estate capital gains, with 15.7% and 13.4%, respectively, according to the real estate consultancy 4S Real Estate. Meanwhile, capital gains in Mexico City increased only 6%.

Nationwide, housing values ​​rose by 9.7% in the first quarter, with an average housing price of 1.7 million pesos.

“Since last year and until now, the states that are above the national average are mainly those with tourist destinations, and as an example we have Quintana Roo and Baja California Sur as the entities where there are the highest capital gains. Those who have bought a property in 2020 or 2021 in Los Cabos, Tulum or Playa del Carmen, had a great success because they are the places that are presenting the greatest dynamism in prices. And this does not have a hidden secret: it is due to demand because where it increases, prices also increase,” said Marisol Becerra, Mexico-Central regional partner of the real estate consultancy 4S Real Estate.

Other states such as Sonora, Baja California and Nayarit were among the five with the highest capital gains, with increases of 13%, 12.5% ​​and 12%, respectively. Among the states with capital gains above 11%, Nuevo Leon stands out with 12%, Queretaro 11.6% and Chiapas 11.3%. While the entities with a more moderate growth are: Tlaxcala, with 4%; Zacatecas, with 5.6%; Michoacan, with 6%; as well as the State of Mexico and Guerrero, with 8%.

The expert added that, in terms of housing sales, with figures up to May, Nuevo León, Jalisco and the State of Mexico lead the sales, since more than 4 thousand homes are sold per month, both new and used. These three entities represent almost 30% of housing sales in the country.

“Today, the Underground City (Guanajuato) practically sells the same as the capital of the country when the market size is significantly smaller. If only the demographic part is taken into account, it might be said that the market of Mexico City is more attractive because it is the most robust and where there is greater demand, however, it is not necessarily where the most is being sold today,” explained Marisol Becerra during a forum.

In his opinion, Guanajuato, Chihuahua or Sonora have an important dynamism and where today it is convenient to buy or sell properties.
