The barometer of notaries for the Belgian coast is out. It indicates a sharp decline in transactions in 2022. Prices have also fallen. Much more strongly for apartments located on the dike.

IIt’s all fresh, it’s all hot: the latest barometer of notaries on the Belgian coast for the year 2022 has been released. The first observation is obvious: transactions are in free fall (-14.3% compared to 2021), as were those concerning the entire real estate market in Belgium.

You know the song: mortgage rates that went up, inflation that hurt (despite automatic wage indexation), energy prices that soared and, last but not least, the prices of materials which took off: the cocktail was perfect to curb the ardor of brick investors. Consequence: those who intended to buy on the coast did not escape the wind of pessimism which blew from Knokke to La Panne, especially since an investment on the North Sea concerns above all the purchase of a secondary residence, less important than that of a dwelling in which one must live all year round.
