Demolition of the former Alitalia headquarters in Muratella, in the south-west quadrant of the capital, began today. In 18 months, the demolition of four out of five buildings will be completed and the redevelopment of the entire area will begin: 106,756 square meters on the hill, which will become a new neighbourhood, with an investment of around 300 million euros by Cpi Property Group, led by the Czech tycoon Radovan Vitek.
Fifteen years of abandonment and degradation
The former headquarters of the old national airline Alitalia has been in a state of abandonment for 15 years. Inaugurated in 1991, it was a cutting-edge business center with five buildings connected to each other by a series of tunnels that allowed you to move from one building to another without ever going outside. The facility also contained two auditoriums, a press room, a canteen for over a thousand people, parking for over 3 thousand cars and the partial reconstruction of an airplane cabin, with the flight simulator of a B747 with external control panel. In 2002, due to the company’s crisis, the complex was sold to the Vitek real estate holding company, remaining rented until the end of 2008, when the center was completely abandoned, apart from building A, reused as an office building by some multinationals. Between 2019 and 2020 a series of fires involved some buildings, increasing the deterioration.
Demolition operations
Attending the start of the demolition today was a large representation of both the Capitol and the property: the mayor Roberto Gualtierithe councilor for urban planning, Maurizio Veloccia, and the president of the Municipality of Rome XI, Gianluca Lanzi, together with the sole director of Cpi Property Group, Giuseppe Colomboal general manager Mirko Bertacciniand to the technical director Michele Dal Prato. At the end of the operations, only building A will remain standing.
The new neighborhood
The investment of around 300 million euros in total is based on an urban regeneration project divided into two strands. The first concerns the building sector: the construction of approximately 1,300 residential units is planned around a pedestrian square, of which 320 will be rented at controlled rent for social housing, with a school complex (primary and secondary) with auditorium . Then there are the public areas to be redeveloped: new green areas, road infrastructure and car parks. With a mobility system that encourages the use of public transport and the sharing of means of transport (bikesharing, car-pooling and car-sharing) and cycle-pedestrian routes, in connection with the regional nature reserve Tenuta dei Massimi. The central one will run along the “services” area, where in addition to the schools there will also be a supermarket, neighborhood commercial activities, public businesses and spaces for games and sports.
