Revitalizing La Fourche District: A Transformation Project by La Famennoise for Sustainable Housing

This is a major real estate project which has just started right next to the Saint-Martin school in the La Fourche district. On Wednesday evening, the public service housing company La Famennoise has just launched the first phase of the major requalification work in the La Fourche district on Wednesday evening. A vast project that has been in the works for around ten years and initiated as part of the “Quartier in transition” call for projects, launched in 2013 by the Walloon Region.

“This is the first stage of a transformation which will take decades, explains the president of Famennoise, Jean-François Pierard. Indeed, the 150 houses making up the current Fourche district date from the mid-1970s. Properties of La Famennoise, they have suffered, since their design, from numerous technical problems which have continued to grow over the years, causing real health problems in these homes. It was therefore important and urgent to act to “requalify” this district of La Fourche. This operation has just started today and will be phased over time.”

A goal of 300 housing units to reclassify the neighborhood

The president of Famennoise continues: “Our objective, for the coming years, is to build 300 new housing units. Half of them will consist of the renewal, following demolition, of the La Fourche district. And the other half will consist of the construction of 150 new housing units intended to respond to the request for allocation of public housing”.

The first phase of the work started in recent days is part of this aim of constructing new buildings.

66 new homes built by the end of 2026

Concretely, this first phase of the “Neighborhoods in Transition” project takes place on the land located north of the Saint-Martin school. “This first phase consists first of all in the new construction of 12 low-energy social housing units and the development of their surroundings which should be available at the end of 2024. But also the new construction of 34 low-energy social housing units, the development of a multi-purpose community space and the development of their available surroundings, for their part, in 2025, specifies Isabelle André, the director of Famennoise. These 46 new apartments and their surroundings, which represent a total budget approaching €9 million, are intended to ensure the rehousing of the first part of the inhabitants of the La Fourche district before the demolition of their current houses..

Continuing the requalification of the La Fourche district, La Famennoise has joined the program to create public housing with High Environmental Performance (HPE). “At the end of 2022, our project to create 20 HPE housing units was selected by Minister Collignon, continues Isabelle André. The objective here is always to create new housing in order to be able to rehouse residents before the gradual demolition of their old neighborhood and to allow the extension of the new neighborhood. These 20 housing units should be finalized by the 3rd quarter of 2026 at the latest.”

The director further specifies: “The subsequent phases of housing creation might be carried out following different formulas yet to be determined by La Famennoise (public-private partnership (PPP), Community Land Trust (CLT), etc.) in order to promote a certain social diversity”.
