Restoration of the Sine Lambert Stadium: an “inhabited park” with approximately one hundred housing units

From the beginning, there was discussion of the organization’s “connection” to the park, something Cinaciens cherishes. The municipality, on the other hand, is hell-bent on developing the land. The Provincial Economic Office is responsible for collecting citizen opinions, focusing primarily on the need to protect green heritage. This inspired the development of codes in the form of a compromise between the need to build additional housing in a town with a regularly growing population and respect for the surrounding area. This is how the concept of “inhabited parks” emerged alongside existing parks and expanded during urbanization.

10,000 square meters of housing

Thomas & Piron won the tender. The principle of sale of the urbanized land has been approved and the city council took the final step last January to complete the deal for a total amount of €950,000. Sports and leisure facilities that the city can rely on: “skateboard parks”, multi-purpose sports fields, “pump tracks” (cycling tracks), “street workout” (fitness) areas and even sports fields for boules. The developers themselves will create convivial spaces, including the esplanade in the heart of the area to be urbanized.

In total, there will be approximately one hundred housing units spread over three buildings (total area of ​​10,000 m²). Each apartment has one parking space (ranging from studios to three-bedroom penthouses). Most parking will be underground.

More Cinaciens…and older ones

A lot of housing has been built in recent years, is more needed? The demand is there: in 10 years, between 2011 and 2021, China’s population grew by 7%. As of January 1 of this year, the number of residents was just over 17,000. This makes it the most populous entity among the 15 administrative districts of Dinant.

Furthermore, official statistics (Wallstat) indicate that the population is aging. Since 1992, the proportion of the population under 20 years old has dropped from 26.9% to 21.4%. For those over 65, the curve almost doubled over the same period: from 11.9% to 20.4%. About thirty years later. However, as we know, as we age, the option of living in an apartment is beneficial in this particular real estate market, especially if you are located not far from the city center. Like this project, greenery serves as a bonus. It’s not for nothing that Thomas & Piron has planned 22 “adaptable” apartments. that is, designed to facilitate adjustments in the event of loss of mobility.

This does not mean that Sini is an “old” town: nearly 4,000 students study in it. Therefore, interesting arrangements were imagined within the scope of this project.
