In October, real estate prices continued to decline in several large and medium-sized cities such as Paris, Lyon, Angers and Reims, according to the monthly BFM Business Bien’Ici barometer. The decline, however, is struggling to begin in cities close to the sea.
One month following its launch, the BFM Business barometer in partnership with the Bien’ici site “The real estate indicators” unveils a new snapshot of the transaction market and the rental market, this time for the month of october. With one confirmation: the drop in prices is becoming widespread in many cities, even if some continue to resist.

LThe drop in the average price per m² initiated over the last few months has continued in particular in Paris (11,154 euros, -4.6% over one year), Lyon (5,276 euros, -4.8%), Lille (3,926 euros, – 4.6%), Bordeaux (5,035 euros, -3.8%) or Montpellier (4,321 euros, -2.5%). The trend is also reaching certain medium-sized towns, such as Angers (3,712 euros, -3.9%), Reims (3,192 euros, -2.7%) and to a lesser extent Dijon (3,086 euros, -0. 4%) or Saint-Étienne (1,577 euros, -0.2%).
Prices that hold up on the coast
Conversely, certain towns, often close to the coast, are resisting price erosion. In Marseille, for example, the average price per m² increased by 2.9% in October, to 4,134 euros. The increase is similar in Aix-en-Provence where the average price per m² stands at 6,155 euros, while it reaches 4.3% in Nice (6,508 euros) and 1.6% in Toulon (3,659 euros). This can be explained by the demographic aspect, buyers being older in this region and have little or no recourse to credit. Not to mention that Marseille, undervalued for a long time, continues to catch up.
In the North, prices also remain on an upward trend in towns close to the sea such as Caen (3,300 euros, +3.2%), Le Havre (2,723 euros, +4.3%) or Calais (1,832 euros, + 13.2%).
A still timid downward trend in rentals
For its part, the number of advertisements for properties for sale on the Bien’ici site continues to reach peaks: +73.4% in Lille over one year, +73.3% in Aix-en-Provence, +68.5% in Angers, +60.8% in Strasbourg, +62.3% in Grenoble…
The same phenomenon is observed in most cities on the rental market. Even if prices are more resistant in this market. Thus, the average price per m² increases by almost 17% in Paris (44 euros) in a context of shortage of housing for rent, by 10% in Nice (24.70 euros), by 7% in Dunkirk (15.60 euros), 6.5% in Nantes (16.80 euros), 5.4% in Caen (16.60 euros)…
The opposite trend is nevertheless observed in certain cities, such as Angers (15.90 euros, -7.9%), Grenoble (15.50 euros, -4.9%) or even Lyon (20.20 euros, -3.7%).
