Sales and prices of houses and apartments: how the real estate market is doing in Belgium

“Since 1995, the number of buildings has increased by 16% in Belgium. Over the same period, the number of housing units increased by 30% to reach 5,741,588 units,” Statbel points out on its website.

With 29% housing, the Walloon Region houses 17% more buildings since 1995. An even more significant development in certain entities.

The province of Luxembourg, ever more popular

The trend has been confirmed over the years: in Wallonia, the province of Luxembourg has become the preferred hunting ground for real estate investors.

Who can still afford a large home?

Thus, over the last quarter of a century, the green province has seen the number of its buildings explode: from 129,986 in 1998, the authorities recorded 157,280 as of January 1, 2023. That is an increase of 21% in just 25 years, compared to 14% for the regional average.

The provinces of Namur and Walloon Brabant follow with an 18% increase in their real estate stock since 1998.

Fewer business houses in Wallonia

Another striking trend: business houses are gradually disappearing from the Walloon landscape.

While the Region had 54,462 houses with a commercial ground floor in 1998, only 39,862 remained in 2023. An overall drop of 27% which is fairly uniform for all the provinces in the south of the country. Only Walloon Brabant (-25%) is holding up a little better than its neighbors.

Apartment buildings on the rise everywhere

Finally, regardless of the region observed, one last observation is essential: apartment buildings grow more easily than houses.

Where 4 facades – and even terraced houses – are becoming increasingly rare, buildings continue to progress. As in Brussels, where their number has doubled in the municipalities of Ixelles and Schaerbeek, or in Wallonia, where their number has tripled or even quadrupled in certain municipalities.
