It must be said that these two audiences do not target the same goods or the same locations.” The locals will opt for more urban areas and more recent houses, displaying a good PEB in the eyes of the banks, while the second residents will target villages – Dion, which has a few subdivisions of second residences, but also Felenne, Froidfontaine, Honnay, Vonêche, Wancennes…, more traditional and well preserved – and accept, if they can benefit from old buildings and old stones, properties in less good condition. “Beautiful little isolated, quiet villages, offering calm, space and beautiful landscapes”, also praises Fauve Massart, head of the Beaurin agency of the Vos Agences Condrogest network, even if she admits that “Beauraing, itself, is and remains a big, family-friendly, friendly village.” Even if he recognizes that “there has been a very clear increase in acquisitions of second residences since 2020 among Brussels residents and Flemings”, this strong market share surprises Etienne Beguin, notary in Beauraing. “I didn’t imagine that the town would come to compete with Durbuy,” he smiles.

In Famenne but with a view of the Ardennes

The number of transactions is not the only indicator attesting to the success of this town located “20 minutes from Dinant and Ciney and half an hour from Libramont, between Famenne, Ardennes and the French Ardennes. on its western side”, explains Fauve Massart. While most of the green communes located south of the Sambre-et-Meuse furrow saw their median price decline more or less significantly in 2023 following sharp increases in 2021 and 2022, that of Beauraing continued its momentum, increasing once more this year (first three quarters) by more than 8% compared to 2022!

The second residents will target villages like Dion, which has a few housing estates, but also Felenne, Froidfontaine, Honnay, Vonêche, Wancennes, etc., which are more traditional and well preserved.

And it’s the same on the Wellin side, 12 kilometers away, but closer to the E411 and perhaps more familiar with the Ardennes in geographical, environmental and architectural terms. “And administrative,” continues Etienne Beguin. “Because if Beauraing is in the province of Namur, Wellin is in the province of Luxembourg. The contexts are not the same. The first is more oriented towards Dinant, Ciney, Namur, the second towards Libramont.” Even more than in Beauraing, prices have increased in Wellin. In a proportion of 8.7% since 2022 regarding the median price.

On the other side of the highway, Tellin, which some would see administratively associated with Wellin and Beauraing, differs greatly. It indeed displays one of the lowest median and even average prices in the province of Luxembourg, driven down by the presence, on its territory, of holiday areas populated with caravans without wheels and other chalets.

A withdrawn request

“The entire region witnessed a very big real estate boom in 2020, 2021 and 2022,” continues Fauve Massart. “Many Brussels residents have left the city to settle permanently in our countryside or to buy a second residence there. Question of distance , accessibility, driving and parking facilities, teleworking… In recent months, demand has declined, but not prices.” Which worries the notary a little. Not on the part of candidates for a second residence, but on the side of young households, who must face higher mortgage rates.
