NG1 No independent washbasin

The basics of storage is to secure a place (fixed position) to store things according to the action line. Keeping things in easy-to-reach places reduces stress and improves quality of life in general.

In that sense, it is very convenient to have an independent washbasin. Some people may find it difficult to budget because it is more expensive than a 2- or 3-piece unit bath, but it is better to avoid a property without a separate washbasin if possible.

The advantage of a separate washbasin is that it has a lot of storage space. Under the washbasin, you can store plenty of stock items around the water such as detergent, cleaning tools, shampoo & conditioner, and bath additives. Also, on the shelf around the mirror, you can put face wash, toothbrush, lotion, cosmetics, contact lenses, hair styling products and other items that you use every day, so it’s easy to use.

In addition, if you have a separate washbasin with a storage shelf behind the mirror, you can also use “hidden storage”. It is especially recommended for those who have a lot of visitors because it can clean up the area around the washbasin, which tends to be a mess.

NG2 The storage shelf in the toilet is in a high place

There are surprisingly many condominiums that do not have a storage shelf attached to the toilet. You can make it with a tension rod or DIY, but considering the labor and cost, it’s more convenient to have it from the beginning, isn’t it? Please be sure to check it when viewing.

In addition, we often hear that even if there is a storage shelf, it is difficult to use it if it is placed in a high position. It depends on the height of the person using it, but assuming an average height adult, if the height from the floor to the bottom surface of the board is regarding 150 cm, I think that toilet paper and sanitary goods can be taken out without stress.

However, the height that is considered comfortable varies from person to person. It is safe to measure the height from the floor to the bottom surface of the board when viewing the interior.

NG3 There is only a small shoebox

According to a survey by the sneaker research media “Sunirabo” (*1), the average number of shoes owned is 10.4 pairs (8.2 pairs for men, 12.2 pairs for women). You can see that it is surprisingly common for both men and women. It is best to avoid properties with only small shoe boxes, as all of your shoes will not fit inside and will end up being stored in a different location that is difficult to take out.

Recently, the popularity of “shoe closets” (sometimes called “shoe cloaks” or “shoe-in-closets”) has increased.

In the shoe closet, you can store not only shoes, but also rain gear and coats, and if the capacity is large, you can store everything you need when going out, such as golf bags and skateboards. When you come back, it is also attractive that the cleaning is completed at the entrance. It seems that it can be said that it is a new storage style that considers the action line.

Some of our customers use part of their shoe closet as a bookshelf. The door prevents dust from sticking to the books, and it also prevents deterioration due to sunburn, killing two birds with one stone. I think it’s a good idea because the room is also neat and tidy.

NG4 Closet depth less than 60cm

Closets are essential for storage, but some properties don’t have them in order to make the room more spacious. It is not recommended to prepare alternatives such as hanger closets and hanger racks because it takes time and money, and the room becomes smaller.

Also, even if it is equipped, there is a closet that is narrow in depth and the width of the hanger that can be hung is limited, so be careful.

Generally, the depth of the closet is 45 to 60 cm. The average shoulder width of an adult male is 45 cm, so a depth of 45 cm is not enough. Considering that you can hang thick clothes such as coats and down jackets, the depth should be at least 60 cm.

However, wider is not necessarily better. If the depth is too deep, the back side becomes a dead space and cannot be used effectively. We recommend that you take a thorough measurement of the inside of the closet when viewing the interior.
