[국토매일 = 이민정 기자] As a result of investigating the national weekly apartment price trends for the 3rd week of March, 2023 (as of the 3.20th), the Korea Real Estate Agency announced on the 23rd that the sales price fell by 0.22% and the jeonse price by 0.36%.

The nationwide weekly apartment sales price narrowed the decline compared to last week (-0.26%). Capital area (-0.28% → -0.22%), Seoul (-0.16% → -0.15%), and provinces (-0.24% → -0.22%) all showed a narrowing (five major metropolitan cities (-0.33% → -0.31%), 8 provinces (-0.17%→-0.15%), Sejong (-0.11%→0.09%)).

By province, Daegu (-0.37%), Ulsan (-0.33%), Busan (-0.32%), Daejeon (-0.29%), Gyeonggi (-0.27%), Jeonbuk (-0.24%), Gwangju (-0.23%) , Chungnam (-0.22%), and Jeju (-0.18%).

In Seoul, urgent sales with a large drop in price were exhausted, and there was a moderate price increase mainly in some preferred complexes, and there were purchase inquiries, but it did not lead to actual trading, and the wait-and-see attitude was still maintained and the decline continued.

Gwangjin-gu, Seoul (-0.35%) is mainly in Gwangjang and Jayang-dong; ) declined mainly for missing children and Ui-dong, who continued to wait and see.

Seocho-gu (0.00%) showed a mixed trend, with a slight increase mainly in major complexes or some reconstruction, and Gangdong-gu (0.00%) mainly in Sangil and Godeok-dong with good residential conditions.

In Geumcheon-gu (-0.31%), the decline continued mainly in Siheung and Doksan-dong, in Gangseo-gu (-0.34%) mainly in Gayang, Yeomchang and Hwagok-dong, and in Gwanak-gu (-0.29%) mainly in Bongcheon and Sillim-dong.

In Incheon City, the decline decreased due to the exhaustion of urgent sales, but the wait-and-see trend continued. Bupyeong-gu (-0.36%) focused on Ilshin, Sangok, and Bugae-dong, Namdong-gu (-0.23%) focused on Dorim, Nonhyeon, and Seochang-dong, and Jung-gu (-0.22%) In Sinheung-dong 3-ga, Yunnam, and Unseo-dong, Michuhol-gu (-0.18%) fell mainly in Gwangyo, Yonghyeon, and Hakik-dong.

Ilsanseo-gu, Goyang (-0.57%) mainly focused on Ilsan and Tanhyeon-dong complexes, Ansan Danwon-gu (-0.57%) mainly on Wa, Singil and Gojan-dong, Osan-si (-0.54%) mainly on large complexes in Nueup and Gasu-dong, Gunpo (-0.43%) , however, declined in Cheoin-gu, Yongin (-0.02%), mostly on the southern slopes with development prospects.

In Jung-gu, Daegu (-0.58%), it fell mainly in major complexes in Daeshin and Suchang-dong, and in Dong-gu (-0.44%), mainly in outlying areas such as Do and Goejeon-dong.

Ulsan Buk-gu (-0.43%) fell mainly in Yeonam/Sangan-dong, and Dong-gu (-0.33%) mainly in Seobu and Jeonha-dong.

In Sejong City, the trend of real estate deregulation, market loan interest rate cuts, etc., has been exhausted, and purchase inquiries have increased mainly in major complexes in Saerom and Dajeong-dong, turning from a decline to an increase.

Gunsan City (-0.39%) fell mainly in Guam and Sajeong-dong, and Iksan City (-0.24%) mainly in Namjung and Palbong-dong.

The national weekly apartment jeonse price narrowed the decline compared to last week (-0.41%). Capital area (-0.50% → -0.43%), Seoul (-0.50% → -0.41%) and provinces (-0.32% → -0.28%) all reduced the decline (5 major metropolitan cities (-0.47% → -0.43%), 8 Opened (-0.20% → -0.17%), Sejong (-0.21% → -0.05%)).

By province, Ulsan (-0.54%), Daegu (-0.50%), Gyeonggi (-0.47%), Busan (-0.44%), Seoul (-0.41%), Daejeon (-0.38%), Incheon (-0.35%) , Chungnam (-0.29%), Gwangju (-0.25%), etc.

Seoul City saw a slight increase in jeonse inquiries due to the continued decline in jeonse prices and lowered loan interest rates, and demand for relocation to large-scale complexes or large-scale apartments in areas with favorable settlement conditions increased.

Gwangjin-gu (-0.72%) of Seoul mainly focuses on large-scale complexes in Gwangjang and Jayang-dong, Gangbuk-gu (-0.50%) mainly on large-scale complexes in Beon and Mia-dong or low- and mid-priced areas, Jongno-gu (-0.45%) mainly on Changsin and Muak-dong, and Dobong-gu (-0.43%) on Dobong and Mia-dong. The decline was centered on large-scale construction in Ssangmun-dong.

Gangseo-gu (-0.80%) mainly focused on Magok, Yeomchang, and Deungchon-dong, Gwanak-gu (-0.62%) focused on large-scale construction in Bongcheon and Sillim-dong, where sales congestion continued, Yeongdeungpo-gu (-0.61%) focused on construction in Yeouido and Yeongdeungpo-dong, and Gangnam-gu (-0.60%) fell mainly in Jagok, Irwon, and Suseo-dong.

While Incheon City continues to show a downward trend due to congestion and continuing declines in sales prices, Jung-gu (-0.65%) focuses on large-scale complexes in Unseo, Jungsan, and Unnam-dong, Bupyeong-gu (-0.55%) focuses on construction in Sangok, Samsan, and Bugae-dong, and Namdong-gu (-0.51%). %) decreased mainly in major complexes in Seochang, Nonhyeon and Ganseok-dong, and in Gyeyang-gu (-0.33%) mainly in Dongyang, Bangchuk and Oryu-dong.

Jung-gu, Daegu (-0.59%) fell mainly in Daeshin and Namsan-dong, Dalseo-gu (-0.58%) mainly in Jukjeon and Jincheon-dong, which have an impact on supply, and Dalseong-gun (-0.58%) mainly in Yuga and Okpo-eup.

It declined mainly in the outlying areas such as Geumnam and Jeonui-myeon in Sejong City, but the decline was reduced as some urgent sales were exhausted.

In Hongseong-gun, Chungcheongnam-do (-0.75%), the decline was mainly in Hongbuk and Hongseong-eup, and in Gongju-si (-0.45%), mainly in Geumhak and Singwan-dong.
