While the climate emergency, like regulations, encourages designers and owners of buildings for tertiary use to consider ecological issues more; one aspect seems surprisingly absent: the human. However, taking into account the needs of users might make it possible both to promote these constructions from an economic point of view and to avoid ecological paradoxes.
The observation of an evolution of uses
« Even if new tertiary buildings provide numerous guarantees in terms of energy performance, their simple construction has an impact on the environment as a whole. However, there are at the same time numerous office buildings with strong potential, often located in attractive areas where there is a lack of buildable land and which might be subject to renovation to achieve similar performances. » indicates Pierre Vion, founder of Axoé, a general engineering firm which has placed the environmental issue at the heart of its approach.
If current events, and in particular the rise in energy prices, encourage such renovation projects, their cost often still remains a barrier. However, taking into account the needs of the users of these buildings makes these projects relevant, even from a purely economic perspective. Making existing buildings more attractive in terms of QVT allows them to be valued, both for rental and resale. For example, an elevation, often possible on tertiary constructions from the 60s and 70s, also brings significant surface area gains, or offers the possibility of carrying out work to improve the ecological performance of buildings, for example through better insulation or the installation of solar protection.
Making buildings vectors of quality of life in business
Employee performance, a crucial point for business development, is closely linked to their well-being. However, working in an inappropriate environment has a real impact on this quality of life, and even on health at work. “ This question of QVT is increasingly important, and we have seen an increase in awareness of this issue since 2020. Heat, cold; but also the materials used have a real influence on the subject, as proven by work on biophilia. It is important to integrate these aspects during a renovation or construction project. Taking this question into account should, in my opinion, be integrated into the design of buildings: if glass facades can be aesthetic, they are aberrations in terms of comfort – even if this notion is sometimes relative » confides Pierre Vion.
To do this, Axoé carries out complete audits which include this environmental dimension in both an ecological and human sense, in addition to technical expertise; to define the most appropriate work from all points of view – which are not necessarily the most obvious at first glance. “ It is quite classic to pit architects once morest engineers, but within the latter, general engineers regularly confront environmental engineers.
