From the idea to the realization, things went quickly. David Chicard has just collected the first component of his future collection and raised two and a half million euros from private investors.
If he did not choose Burgundy, preferring three other regions of France – Sancerre (Centre-Val de Loire) and Deauville (Normandy) two hours from Paris, Aix-en-Provence (PACA), easily reachable by TGV – is that his idea is not limited to dotting France with dozens of properties according to the opportunities, but to concentrate them around a common gathering place.

But if David Chicard intends to spoil his clients, he will do the same with his investors. “We have two types of customers, he smiles. Those to whom we offer somewhat magical places, and those who invest and to whom we guarantee a return of 4%, up to 10%. The two and a half million euros raised represent more than 30% of the objective of seven million allowing to borrow eight, he boasts. “With private Belgians, mainly from Brussels and Antwerp.” From his years at the head of Sotheby’s Realty, he knows more than French people, but these will no doubt come later.
The objective is already a great challenge: two to three houses in each of the three targeted areas within three years, twenty in total in one or two more areas within five years, and a hundred within ten years. . “This kind of large estates with two or three buildings is still easily found in France,” he minimizes.
As fourth and fifth zones, David Chicard evokes “another French region” (Brittany? Champagne?) and… Belgium. Not so much Wallonia, which he considers already “saturated” in this area and perhaps “too regulated”, but the Coast.
