Private sector and government work to ensure access to decent housing in Che Roga Porã

Asuncion, IP Agency.- For the Che Roga Porã program, months of work were carried out between the real estate sector and the government to ensure the development of the program and a variety of offers for access to housing.

“We, as real estate developers, have to comply with the MUVH requirements, that the projects are easily accessible, that they have all the services, that they have drainage, among others,” said Carina Baéz, representative of one of the 16 real estate agencies that have been offering their housing projects since this Friday.

Projects that meet the MUVH requirements offer the construction of housing through a trust that guarantees installments for 20 or 30 years with an interest rate of 6.5%. In this first stage, 535 homes are offered.

However, Che Roga Pora will include other types of construction, such as housing on private land and apartment building projects, Baéz said. Construction of condominium and duplex housing will begin with the pre-approval of 80% of the homes offered by each real estate agency.

Applications

All housing offers are available on the website www.cherogapora.gov.pywith information on location, floor plans of the homes, and installment simulator based on income and requirements.

Applications are evaluated in less than 24 hours to inform interested parties whether or not they prequalify for access to the loans. If they prequalify, they will be able to manage their mortgage loans at one of the financial institutions associated with the program.

Requirements

The program’s requirements include that people have an income of 1 to 4 minimum wages (Gs. 2,798,309 to 11,193,236). In addition, people must have formal income, which is why one year of contributions to the SET or one year of contributions to the IPS is required.

“They may not be eligible for credit now, but they will be in six months,” said Baéz, who urged those interested to find out regarding the requirements and have formal income. In addition, the developers, in this case Inmobiliaria CABA, offer advice to interested people and even a waiting list for projects in specific locations.

Access to preferential credits may be given through one person, or through others who will live in the same home. The installments will be paid once the housing project is finished.

The Paraguayan Chamber of First Homes and the Paraguayan Chamber of Construction participated in the preparation of Che Roga Porã, together with the Ministry of Urban Planning, Housing and Habitat (MUVH) and the Development Finance Agency (AFD).
