These are topics that move people and affect almost everyone at some point: How do I prepare for old age – financially and legally? What do I have to pay attention to when I hand over my house and my assets? For example, what should be taken into account from the transferee’s perspective if the parental home is converted into a generational home?

The following figures show how relevant the questions are: Around 58,000 real estate transactions took place in Austria in the first half of 2023 alone. Around 92,000 legacies were processed in 2022 as a whole. The real estate income tax, to which profits from the sale of real estate are subject, brought the state around 1.14 billion euros in revenue in 2022.

These aspects and many more detailed questions were dealt with on Friday at the fifth real estate and pension day of the OÖNachrichten in cooperation with the Chamber of Notaries for Upper Austria and the partners Athos Immobilien, Ditachmair & Partner, WSG, Neue Heimat, Hypo Oberösterreich and Jukl Immobilientreuhand. The event took place in the OÖN Forum in the Promenade Galleries in Linz.

Friedrich Jank, President of the Upper Austrian Chamber of Notaries, emphasized the need for timely precautions in every respect: “The matters should be settled in a timely manner. It’s regarding thinking ahead for generations.” Many consultations were held at the notaries’ consultation tables. All three discussion rounds were very well attended, and interested guests asked numerous questions.

Another topic at the event was the general situation on the real estate market. After many years of growth, there have been signs of slowdown since the middle of last year – due to rapidly rising interest rates, high costs, the weak economy and stricter lending rules. According to Statistics Austria, prices for living space have risen by an average of 122 percent since 2010. From the third quarter of 2022, however, there were declines of one to two percent compared to the previous quarter. The 58,000 transactions in the first half of this year were a decline of a good fifth compared to the strong same period last year. The number of building permits was around 59,000 in 2022, compared to 86,000 in 2017.
