Preserving Tournai’s Louis XIV Architecture: Unique Opportunities for Renovation

Paul-Olivier Delannois, the mayor of Tournai, announced it in July 2021: three typical Louis XIV houses, rue Saint-Martin, would be sold by the City of Tournai in the short or medium term. He explained the reasons to us: “When you walk down this street, you realize that owners have undertaken remarkable improvements. The public authority, the municipality in this case, should also set an example instead of leaving cankers. But as it does not have the means to repair these marvelous buildings in very poor condition ( Editor’s note: the houses concerned by the sale are affected by dry rot), it must be able to part with it to allow people whose job it is to carry out beautiful renovation operations. And in the end, it’s a win-win for everyone.”

Two years later, these houses are empty. Tournai porcelain has left the Museum of Decorative Arts and is now exhibited in the crypt of the town hall. As for the Cabaret wallon and the Filles Celles picardes, they share common premises at the bottom of rue Saint-Martin.

€270,000 per lot

Monday evening the municipal college of Tournai will submit to the vote of the municipal councilors the sale of the houses (numbers 50 and 54) located on either side of the porch of the town hall, as well as that of number 58. They are part of a superb row of buildings characteristic of Louis XIV architecture, built in 1714 following the capture of the city in 1667 by Louis XIV.

The top of the town hall entrance porch (number 52), which communicates with the houses, is also affected by the sale. The municipal college instructed the municipal surveyor to establish a division plan to split this part from the rest of the site of the Town Hall, and thus allow a coherent renovation project on the scale of the district.

The intention of the municipal college is to proceed with the sale by mutual agreement, on the basis of a call for tenders, of properties n° 50, 54, and above the porch (n° 52), fixing the minimum price of the lot at €270,000 according to expert reports. The house located at 58 is estimated at €120,000.
