A major topic of discussion and reflection lately is the rapid increase in rents and in general the cost of housing.
Whether it is young people who want to take the next step in their lives by starting a family, or those whose lease has expired or is about to expire and are waiting to be informed of the landlord’s new “requirements”, the situation they will encounter is difficult, especially if these are students.
Now housing costs are estimated to be 60%-70% of disposable income if single and the whole of a “good” salary if family housing.
Most outrageously, some apartment owners have gone as far as asking for even a year’s rent in advance, especially if they are renovated apartments.
RECORD INCREASE
The figures of the Bank of Greece show a cumulative increase in rents from 2017 until today, from 37.2% to 42.1%, if it concerns a residence suitable for a family. Higher increases are mainly recorded in smaller properties suitable for students.
Patras is now considered one of the most expensive cities in residential rental prices, with the cumulative increases over the last five years reaching 49.23%, while as the president of the Panhellenic Network E-Real Estates Themis tells “Peloponnisos” Bakas, if we include this year’s increases in the equation, then the cumulative average increase from 2017 until today will exceed 52%-53% in Patras.
The impressive thing is that based on incomes (Achaia 13,423 euros) the average rental cost in Patras is higher than the corresponding one in Athens.
THE STUDENTS
Students face a big problem. Dimitris Kinderlis, secretary of DAP DNFK at the University of Patras, confirms the report of “P”. As he said, the rents in the center of Patras have increased a lot and are now a huge burden for many students. Both for those who will come in a month to start their student life in Patras, and for the old ones who will need to renew their contract.
Dimitris emphasized that in the center of Patras, a renovated studio is rented from at least 350 euros and above, while the apartments are even more expensive. In fact, many students, unable to cope with the new situation, move from the center and go to remote districts, while others resort to the solution of cohabitation which, however, is still not that widespread.
The increase, however, of the student allowance and the financial incentives given to students for cohabitation come to provide a solution to the student housing problem.
The next table, made available to us by the Hellenic Network E-Real Estates, shows the course of rents in Patras, and it concerns rents of apartments above the 1st floor.
