AALBORG:From now on, you must either have a permanent job or be in the process of a university education or an apprenticeship if you are to live in more than 1,600 non-profit housing in Aalborg Municipality.

Boligforeningen Alabu has in any case applied for permission to use “flexible letting” in a large number of homes in the Grønlandskvarteret, Aalborg East and øgaderen, and if it goes as the administration proposes, the urban and landscape committee will probably nod yes to it when the members meet next time.

The purpose is to create a good social balance in the homes, which are located on Saltumvej, Skallerupvej and Aggersundvej, among other things, and this is well in line with the municipality’s work to lift the area, says director of Alabu Bolig Klaus Ringgaard.

– It is regarding the department called Grønneparken. And it is part of all the work that has been done in Aalborg East over many years with comprehensive social housing plans and so on, he explains.

Until now, it has been Aalborg Municipality that has distributed the apartments in the area using a “combined rental”, where, among other things, it has been looked at whether the applicants are in work, education or on public welfare, and according to Klaus Ringgaard, they have been helping to delete Aalborg East from the ghetto list.

In relation to the Grønlandskvarteret, where the new rules will cover 650 homes on Umanakvej, Peter Freuchensvej, Gørnlands Torv and Diskovej, it is, however, another factor that comes into play. Because here it is the government’s efforts once morest parallel societies that oblige the municipality to ensure that there must be a different composition of residents in the area in 2030.

– And that affects both us and the other housing organizations in the area. So it is something that has been imposed on us from outside, Klaus Ringgaard points out.

The flexible letting will also apply to 230 homes on Sønderbro in øgaderne, and Klaus Ringgaard also expects that the other non-profit housing organizations will introduce similar rules shortly, as it is part of the general agreement that has been made with Aalborg Commune.

– We have just been out a little faster than several of the others in this case, he explains.

But, conversely, can’t one ask where the people who do not fit those requirements will live in the future?

– Everywhere else, because there will still be 80 percent of the apartments where there is no flexible letting, says Klaus Ringgaard.

– But this is decided by the government – it is not something we have dictated – so we have been required to do something in these areas, and therefore we are also working on some comprehensive physical plans and some social housing efforts. For example, on Umanakvej and Peter Freuchens Vej, he adds.

According to Klaus Ringgaard, there is certainly no quick-fix, but he hopes that housing associations and departments in other areas will help bear part of the responsibility.

– But it will undoubtedly be a long, tough one – just like the one we had in Aalborg East, where we are well on our way to the finish line, he points out.
