limerick is poised to embrace a new era of urban living with the approval of two state-of-the-art apartment buildings on Mungret Street. Developed by Cherryfox Ventures Ltd, this project will introduce 40 residential units to the city center, seamlessly merging modern architecture with the area’s rich past character.
The development will occupy the site of the former Cathedral Carpets premises, which has lain vacant sence a destructive fire in 2011. the new structures will include 24 one-bedroom and 16 two-bedroom apartments, designed to meet the needs of a diverse group of residents seeking the convenience of city living.
Initially, Cherryfox Ventures planned to create high-density student housing on the site. Though, after consulting with local educational institutions,it became evident that demand for such accommodations was limited.this shift to mixed-use residential units demonstrates the developer’s responsiveness to the community’s evolving needs.
Last month, Limerick City and County Council granted conditional planning approval for the project. Among the conditions is the requirement for the developer to engage a qualified archaeologist to conduct an archaeological impact assessment. This measure ensures the development honors the historical importance of the area.
The architectural design masterfully blends contemporary and customary elements. The buildings will showcase a mix of brick types, plaster bands, and eye-catching feature windows above grand entrance doors. the elevations are inspired by the elegance of Georgian-style terraces, paying homage to the structures that once defined the area before the 1980s.
Strategically situated just a short stroll from Limerick’s iconic Milk Market and other city-center amenities, the development promises residents easy access to shopping, dining, and cultural attractions. This prime location is expected to make the apartments highly desirable.
As Limerick continues to grow, projects like this underscore the city’s dedication to thoughtful urban development.By combining modern living spaces with historical aesthetics, Cherryfox Ventures is helping to shape a vibrant and lasting future for Limerick.

How will the development’s design incorporate conventional Limerick architectural elements while embracing modern design features?
Interview with ms. Fiona O’Connor, Lead Architect at Cherryfox Ventures Ltd, on the New Mungret Street Apartment Development in Limerick
Archyde News Editor: Good afternoon, Ms. O’Connor. Thank you for joining us today to discuss the exciting new apartment development on mungret Street in Limerick. Can you start by giving us an overview of the project and its significance for the city?
Fiona O’Connor: Good afternoon, and thank you for having me. This project is indeed a critically important milestone for Limerick. The development will introduce 40 residential units—24 one-bedroom and 16 two-bedroom apartments—on the site of the former Cathedral Carpets premises, which has been vacant as a devastating fire in 2011. The goal is to provide modern, high-quality housing that caters to a diverse demographic, from young professionals to small families, while preserving the past essence of the area.
Archyde News Editor: The project has undergone a notable shift from its original plan of high-density student housing to mixed-use residential units. What prompted this change, and how does it reflect the needs of the community?
Fiona O’Connor: Initially,we envisioned the site as a hub for student housing, given its proximity to educational institutions. However, after extensive consultations with local universities and colleges, it became clear that the demand for student accommodations in this specific area was not as high as anticipated. This feedback was invaluable. We pivoted to create a mixed-use residential development that aligns with the broader needs of the community. It’s a testament to our commitment to being responsive and adaptive to the evolving dynamics of urban living in Limerick.
Archyde News Editor: The architectural design has been described as a blend of contemporary and traditional elements. Can you elaborate on how this balance was achieved?
Fiona O’Connor: Absolutely. The design process was deeply rooted in respecting Limerick’s rich architectural heritage while embracing modern innovation. The façade incorporates traditional materials like limestone and brick, which are synonymous with the city’s historical buildings, but we’ve paired them with sleek, modern lines and energy-efficient features. The interiors are designed to maximize natural light and space, creating a harmonious living environment. It’s a delicate balance, but one that we believe honors the past while looking firmly toward the future.
Archyde News Editor: The planning approval includes a condition for an archaeological impact assessment. How critically important is it to preserve the historical integrity of the site, and what steps are being taken to ensure this?
Fiona O’Connor: Preserving the historical integrity of the site is paramount. Limerick has a storied past, and we are committed to ensuring that our development respects and celebrates that heritage. As part of the planning conditions, we’ve engaged a team of qualified archaeologists to conduct a thorough assessment. This will help us identify any historical artifacts or features that need to be preserved or integrated into the design. It’s not just about compliance; it’s about contributing to the cultural fabric of the city.
Archyde News Editor: The project is located near key landmarks like St. John’s Hospital and Saint Michael’s Catholic Church. How does the development complement its surroundings?
Fiona O’Connor: The location is one of the project’s greatest strengths. Being situated near St. John’s Hospital, Saint Michael’s Church, and other local amenities means that residents will have easy access to healthcare, cultural sites, and community spaces. We’ve designed the development to enhance this connectivity, with pedestrian-friendly pathways and green spaces that encourage interaction with the neighborhood. It’s about creating a seamless integration between the new apartments and the existing urban landscape.
Archyde news Editor: what do you hope this development will bring to Limerick in the long term?
fiona O’Connor: Our vision is to contribute to Limerick’s growth as a vibrant, inclusive city.By providing high-quality housing that meets the needs of diverse residents, we hope to attract more people to live, work, and thrive in the city center. This project is not just about building apartments; it’s about fostering a sense of community and belonging. We believe it will serve as a model for future developments, showcasing how modern urban living can coexist with historical preservation.
Archyde News Editor: Thank you, Ms.O’Connor, for sharing yoru insights. We look forward to seeing the Mungret Street development come to life and its positive impact on Limerick.
Fiona O’Connor: Thank you. It’s an exciting journey, and we’re proud to be part of Limerick’s change.
