Increasing life expectancy, a greater need for security and the desire of older people to be able to manage their own households even if they are dependent on some support from nursing services – all of this also has an impact on housing construction in Linz. The range of age-appropriate apartments is increasing. There are currently 696 apartments of this type on offer in Linz at 26 locations throughout the city.
Smaller and affordable apartments give older people the chance to continue living in their own four walls. According to Deputy Mayor Karin Hörzing (SP), the offering in Linz is top and is constantly being expanded. The statistical data provides the basis for planning.
City councilor Dietmar Prammer (SP) is convinced that the city of Linz would not only enable diversity in housing, but age-appropriate apartments would also “bring regarding a mix in the respective district.” We keep this in mind for all new projects.
The largest provider of age-appropriate apartments is the municipal GWG with 315 apartments. Baureform (74), WAG (55) and Caritas (54) are behind. Of the almost 100 residential units completed this year in the first stage of the Wimhölzel-Hinterland reconstruction project in the Franckviertel, 28 apartments have been specially designed for age-appropriate living. In total, more than 400 residential units will be built in the historic residential complex, which might no longer be renovated. The second phase is scheduled to begin this year, and the GWG wants to implement the third and fourth phases in one in order to enable the residents to live “very quickly without a construction site,” said the two GWG directors Nikolaus Stadler and Wolfgang Steiger.
Own award system
As with the GWG, the allocation of caregiving and age-appropriate apartments in Linz is carried out through an appropriate allocation system. In any case, the target group is people who, without the offer of such apartments, might have to take up a place in a home. There are very clear criteria for this (age, level of care, impairments, etc.).
When building age-appropriate apartments, the city of Linz’s motto is to offer them in as central locations as possible with a “certain proximity” to care centers and support facilities and also to local suppliers. Good connections to public transport are also important when choosing a location, they say.
