Le Fitz: The Tallest Residential Tower in Quebec – A Modern Living Experience

A 25-storey tower is currently under construction in downtown Lévis. It will be the tallest strictly residential building to be erected to date in the Quebec region.

The Marie-Guyart Building in Quebec has 31 floors, but its use is reserved for offices.

Tower 2 of Complexe Jules-Dallaire has 28 floors, but only 15 floors are for residential use.

With Le Fitz, the real estate developer Pellimo wanted to carry out a project at height. In addition to the 25-storey tower, two other towers, 21 and 19 storeys, will be added to the $160 million project totaling 482 rental units.

Delivery of the tallest tower, currently under construction near the intersection of Route du Président-Kennedy and Boulevard Guillaume-Couture, is scheduled for June 2024.

“It’s a project that we do dense and high. It will be the tallest 25-storey tower in the Quebec region, which is strictly residential,” said Gilles Pelletier, president of Pellimo.

“In general, in the greater Quebec City region, you don’t see a lot of tall buildings compared to what you see elsewhere in Canada. There are reasons for this, often it is the zoning that does not allow it. Here, in Lévis, we can do it,” said Mr. Pelletier.

“It gives more slender buildings, as we see in big cities like Vancouver. It gives living environments that are more interesting. Instead of feeling like you’re living in buildings with endless hallways like in a hospital, you step out of the elevator and into your apartment. I made buildings in length because we had no choice, but here, we can do otherwise, ”added Mr. Pelletier.

The majority of units are corner units offering twice as many windows and large balconies, he points out.

Construction costs

The difference in construction costs between a building in height and one “in length” is equivalent, according to the promoter.

“It costs a little more to build high up, but we have better use of the ground. In the end, you end up with a project that costs the same. To give you an example, if we built 482 houses, we would need five million square feet of land, plus streets, plus taxes. I’m going to take it where this land? I’m going to take arable land, wooded areas, the city will be forced to make streets, clear them of snow, light them. Here, the City has nothing of that to do.

Tenants will also have peace of mind since everything is included: heating, electricity, hot water, internet, six appliances, etc.

That’s not counting the swimming pool, the BBQ terrace, the community terrace, the urban chalet, the rooftop lounge, the gymnasium and the yoga room, among others.

The price varies from $1000 per month for a 3 1⁄2 up to $4000 for a penthouse of more than 2000 square feet, with a breathtaking view.

The construction of the project, which is carried out in partnership with Construction Dinamo and MSI Gestion Immobilière, began a year ago. Phase 1, which is the 25-storey tower with 175 apartments, is currently rented.
