La Perle du Lac II promises to be an emblematic project that will shape the future of Tunis as a modern and smart city. With its commitment to the environment, soft mobility and quality of life, this new urban area is a demonstration of Tunisia’s capacity for innovation and development.

The company “Al Buhaira Invest” unveiled its latest project “La Perle du Lac II”, during a prestigious launch ceremony which took place on October 5, 2023 in Tunis. The event brought together many personalities and distinguished guests, thus highlighting the importance of this initiative.

Redesign the capital

In a statement given to The Press, Sami Zarrouk, commercial director of “Al Buhaira Invest”, indicated that “La Perle du Lac II” is much more than a simple housing development. It embodies an ambitious vision aimed at creating an exceptional quality of life, making Tunis a most attractive destination and a prominent regional center.

With a total area of 57.1 ha, this project is strategically located, benefiting from direct connectivity to the main roads of the capital. In addition, its immediate proximity to downtown Tunis, Tunis-Carthage International Airport and the northern suburbs makes it a privileged location. “Previously, “Al Buhaira Invest” has already developed seven housing estates, but this project as a whole is particularly significant, as it extends over 220 ha, thus constituting an extension of the center of the capital. Currently, the first phase, the Pearl of Lake I, is completed, and work on the second phase, the Pearl of Lake II, began in July this year and is expected to last 30 months, with an expected completion in 2025,” he stressed while adding that the project, as a whole, spans four tranches and it is expected that the entire project will be completed in approximately twenty years, thus becoming the new center from Tunis to the TGM.

To a question regarding the costs of the project, Zarrouk told us that the infrastructure works for this subdivision are estimated at around 140 million dinars, while the development works represent around 200 million dinars. Regarding the future, he affirmed that “Al Buhaira Invest” plans to either continue with the next subdivision or move towards other areas, such as La Goulette, where a 50 ha residential subdivision, called the Old Port, might be developed. “The final decision has not yet been made, but today’s launch of this project celebrates the start of a new era for “Al Buhaira Invest”, a stage where our commitment to growth and development continues more beautiful”.

Towards a sustainable future

The new project includes various components, including multi-functional buildings, residential areas, mixed uses, headquarters of large companies, facilities for embassies and international organizations, as well as areas dedicated to commerce and entertainment . And according to the manager, this development is part of a vision of creating a sustainable and intelligent city. In this context, great attention is paid to pedestrians, with cycle paths, wide sidewalks, green spaces and public squares. Additionally, infrastructure management, including public lighting, watering, waste and rainwater management, is managed remotely, with the aim of creating an ecological and sustainable city.

“La Perle du Lac II represents a major step in the urban development of Tunis. This ambitious project aims to create a modern, intelligent and sustainable city, offering an exceptional living environment to its residents while preserving the environment. This new development reflects a resolutely modern vision, embodying progress and civilization while meeting the highest international standards. The integration of cutting-edge technologies and a commitment to environmental preservation are an integral part of this innovative project… However, for this project to succeed, the cooperation of all public and private organizations is essential to implement and activate new networks. Thus, La Perle du Lac II stands out as a major achievement, propelling Tunis towards a future where the well-being of residents and respect for the environment are at the heart of every aspect of urban life. This project promises not only to redefine the City of Tunis, but also to create a benchmark in modern and sustainable urban development,” he added.

A model of urban planning respectful of nature

For his part, the general director of the company “Al Buhaira Invest”, Mohamed Ridha Trabelsi, underlined the importance of this project by highlighting the intelligent management of its development plan. All services are accessible remotely, including the city’s smart grids and remote management of public lighting, water and gas distribution network, as well as water conservation and management of waste. All of the infrastructure of this project embodies the commitment to a sustainable and intelligent eco-city, ready to meet current ecological and climatic challenges.

This project stands out for its innovative approach which aims to place water and nature at the heart of its urban planning, thus creating a real shield once morest the growing impact of global warming. By combining technical ingenuity and environmental concern, La Perle du Lac II becomes a model of urban planning that respects nature. It embodies a holistic approach to sustainability, where every aspect of urban planning is designed to minimize the carbon footprint while providing an exceptional quality of life for its residents.

This project thus poses as a pioneer of a new era of smart and ecological cities, ready to shape a greener and more sustainable future.
