Keva Invests €200M in Finnish Industrial Real Estate with Aktiivtilat Partnership

In a bold⁢ move to strengthen its portfolio,Keva,Finland’s leading municipal pensions institution,has unveiled‌ a €200 million investment strategy targeting warehouse‍ and industrial production properties within ⁤the country. This ambitious initiative is being facilitated through a newly ‌established company, Suomen Hallikiinteistöt Ky, in collaboration⁣ wiht Aktiivtilat, a‍ seasoned property investment manager known⁢ for its specialized expertise.

With assets totaling €70 billion, keva stands as the largest pension‍ fund in Finland. The newly ⁢formed entity, ⁢Suomen Hallikiinteistöt Ky, will initially focus on real estate opportunities in⁣ the Helsinki metropolitan region, with potential expansions to cities like Tampere‌ and turku in the future.

“Keva has‌ already successfully invested in logistics properties in the past,” ⁤stated Carl-Henrik Roselius,Keva’s real estate investment director,in a recent declaration. He emphasized, “Aktiivtilat’s expertise in this‍ higher-yielding, but very labor-intensive segment of warehouses and production halls enables us to expand our investment horizon.”

Aktiivtilat, founded ⁣in 2019, has a proven track record in the real estate⁢ sector. The new venture marks its third foray into this domain, following the sale of‌ its ‍first company, Aktiivtilat Ky, to an international investor last summer, and the ongoing⁣ growth-focused activities of its second entity, Aktiivtilat II Ky.

Jukka Torvinen, CEO of Aktiivtilat, shared insights⁤ into the venture’s potential. “Occupation ⁤rates have remained high ‍and we are still ​able to find ⁢attractive investment targets,” he noted.Torvinen highlighted the critical role ⁣of energy renovations, ‌repair needs, and short lease terms, stating, “energy renovations, the need for repairs, and short lease terms highlight the need for a specialized company such ‍as ours.”

He further added, “When you add Keva’s investment expertise to this, the joint venture is on a strong footing,” underscoring the synergy between Finnish capital, agile ⁣purchasing processes, straightforward sales contracts, and robust industry knowledge.

Keva is currently‌ evaluating the first investment⁤ opportunities for Suomen Hallikiinteistöt Ky, while actively seeking additional targets to ‍broaden its reach in​ the real estate market.
