He managed to cancel an auction. Jean-Michel Beaudouin will keep his Malouinière on the banks of the Rance in Saint-Malo (Ille-et-Vilaine).
“It was so disconnected from reality,” he says.
On Wednesday September 20, 2023, the beautiful residence, with its 7 hectares of land and 2000 m2 of buildings, was sold in an auction for 1.1 million, while it had been estimated at around 7 million euros by real estate agents.
“The feeling of being cheated”
At the time, Jean-Michel Beaudouin contested this sale and even wanted to file a complaint once morest X for “judgment fraud.” » His bank had been asking him “unduly”, according to him, for several years €750,000.
We believe we don’t owe this amount, but we had no choice but to pay.

Too late, the auction had started. The court did not know that the reimbursement had been made. “It happened within a few minutes,” explained his lawyer at the time. “We had the feeling of being cheated. It wasn’t the material question. It’s a special place with a real power of attraction,” underlines Jean-Michel Beaudouin.

The media echo
The press quickly reported his story. “The media coverage given to the low price naturally attracted all those who smelled a good deal,” explains Jean-Michel Beaudouin. The article from Pays Malouin was reprinted in the Times and in le Figaro real estate.
This auction was subject to a bidding clause within ten days of the sale.

Three people expressed their interest by proposing an offer greater than 10% of the 1.1 million euros. “The first sale was then canceled and a new auction scheduled for La Houbarderie on January 24, 2024.”
A procedural accident
Except that in the meantime the owner’s lawyer claimed “an accident of procedure because the sum claimed by the bank had been paid”. The new January sale is therefore cancelled.
Jean-Michel Beaudouin keeps his malouinière and takes a step back from this story. “Disputes between banks and their customers happen often,” laments the man who lives in Switzerland and does not live in this Malouinière, but has another in the area where he likes to spend time.
We ‘survived’ because our interests are not in France. I tell myself that the poor farmer or employee will not be so lucky. Many people came to me to tell me regarding their distress.

The fact remains that the dispute with the bank has not been resolved. “We’re going to get reimbursed,” says Jean-Michel Beaudouin. It is the Nantes Court of Appeal which must examine this case. The date is not yet known. “We will go all the way,” he proclaims.
