Accordingly, the project has a scale of using regarding 10 hectares of land. After investing in the products and services provided by the project will include: Housing, adjacent residential land, villa land; social housing and resettlement land; public construction; roads, technical infrastructure, landscape trees, etc.
Particularly for the residential land item, it will have an area of nearly 5 hectares. In which, adjacent residential land is 3.38 ha, villa land 0.31 ha, residential land for resettlement 0.34 ha, land for social housing 0.94 ha.
With an area of residential land, the investor can build regarding 57 adjacent houses; The remaining land lots are invested, built and operated in accordance with the law.
In addition, during the construction investment process, the investor is responsible for building, managing and operating the entire infrastructure system within the project scope. At the end of the investment, the investor hands it over to the State and related units for management and operation and commits not to ask the State to refund the invested funds for technical and infrastructure works. social strata of the project according to current regulations.
The project will be operated for 50 years from the time the Investor is authorized to decide on land allocation or land lease. The project implementation progress is regarding 2022-2025.
Preliminary project implementation cost is regarding 184 billion VND (excluding compensation, support and resettlement costs). Investors selected to implement the project must mobilize lawful capital sources to implement the project in accordance with regulations. In which the owner’s equity is at least 20% of the total investment capital.
Notably, out of regarding 10 hectares of land for the project, the current status is 4.91 hectares rice land2.26ha is land for perennial crops.
Thus, to implement this project, the province Thai Nguyen will also have to change the current land use purpose to match the project’s objectives and implementation planning.
