Inflation: These rents which will experience an unprecedented increase since 2008

Essentially linked to inflation, the rent reference index (IRL) rose very sharply in the first quarter of 2022. Rents will, mechanically, increase by 12 to 17 euros for rents between 500 and 700 euros per month.

On April 15, INSEE published a very sharp rise in the reference rent index (IRL) for the first quarter of 2022. As inflation has been very high in recent months (+4.5% in March), the IRL is now 133.96, an increase of 2.48% over the year.

In other words, a rent of 500 euros might increase by 12 euros and one of 700 euros per month might experience a monthly increase of more than 17 euros.

Indeed, the IRL sets the annual rent increase ceilings that landlords can demand from their tenants, but only when the lease includes an annual rent review clause.

When the contract provides for it, the revision of the rent only occurs each year on the date agreed between the parties or, failing that, at the end of each year of the contract. It should be noted that these provisions concern both empty accommodation and furnished accommodation.
