Homeowners with a low PEB score (energy performance of buildings) will once more be able to index their rent from October 1 in Flanders, regional Housing Minister Matthias Diependaele (N-VA) said on Tuesday. Indexation was frozen last year to protect tenants from high energy prices, but the peak of the energy crisis has passed, he said. However, a correction will be put in place to prevent owners from making up for lost indexing.
Owners of housing without an energy performance certificate or benefiting from E or F labels can no longer index rents since October 1, 2022. Anyone who rents property labeled D can only index their rent by half. The Flemish Parliament urgently adopted these measures last year in order to protect vulnerable tenants once morest a sharp increase in prices, in particular energy. The measure expires on September 30 and will not be extended, the Flemish government has decided.
To prevent the owners from making up for the shortfall and carrying out a “double indexation“This year, the increase will be calculated according to a modulated formula with a correction factor.
