It is a document which risks fueling the already hot issue of the regulation of Airbnb in the Brussels Region. In collaboration with Marek Endrich and Petrus te Braak, Pieter-Paul Verhaeghe, sociologist at VUB, looked at the impact of Airbnb on the Brussels rental market. The opportunity for the team of researchers to verify whether the criticisms addressed to the American multinational – accused of increasing the rise in housing prices – were true. To carry out this work, a series of data on Airbnb and the Brussels real estate market were collected between 2016 and the end of 2020. “We do not have more recent figures on the evolution of rental prices,” regrets Pieter -Paul Verhaeghe when delivering to Evening the conclusions of its study funded by Innoviris (the regional organization which finances and supports research and innovation). The most notable? The greater the concentration of Airbnb accommodation, the greater the pressure on the rental stock.
