The ax will soon fall on 38 million French people. In 2024, a tax that 57% of the population pays each year will increase significantly. It all depends on the municipality where they reside… Indeed, this tax, which is increasing for the third consecutive year, is none other than the property tax. This local tax is paid, each year, by all owners who own at least one property.

However, a double penalty awaits most owners who must pay property tax in 2024. In addition to the 3.9% increase, an increase in the tax rates voted by the municipalities, the intermunicipalities or departments which collect property tax.

In 2023, while the property tax had increased by 7.1% in all cities in France, certain communities such as Paris, Grenoble or Troyes had increased their local tax. Objective: to fill the revenue deficit generated by inflation and the gradual elimination of the housing tax on main residences started in 2018. For example, the city of Paris then chose to increase its property tax by 52.9%, in addition to the 7.1% linked to the national increase.

For many municipalities, “property tax now represents 63% of their revenue compared to only 30% in 2017,” notes the Association of Mayors of France. “In 2024, it is likely that the majority of cities will vote in favor of an additional increase in the property tax, beyond 3.9%,” laments Frédéric Zumbiehl, lawyer at the National Union of Real Estate Owners (UNPI ).

If the increase in property tax therefore seems inevitable, it is nevertheless possible to avoid unpleasant surprises at the time of payment. In fact, each year, most of the 38 million French people liable for property tax pay it all at once. However, paying several hundred, or even thousands of euros, at once often sends household finances into the red.

Thus, until December 31, it is possible to request monthly payment of your property tax. This makes it possible to spread payments over several months, from February until December 2024. The request is made on the impot.gouv.fr website, in the “payments” section, then “join the monthly direct debit”.
