When I stopped going to the mall due to the restrictions imposed during the pandemic, I stopped trying on clothes, I forgot regarding the popcorn at the cinema and I didn’t even eat out. As a result, retailer sales took a nosedive. With one exception: in towns where there were no malls, but which had a retail park, people continued to shop. They might enter the shops directly from the street, like in a Mega.

If in “normal” times, malls were real tingles and money-making factories, in the pandemic, projects that were still on paper were postponed. Instead, the retail parks segment has gained momentum, precisely because they have held up better in turbulent times.

Thus, what seemed just a coincidence quickly turned into a trend. It is easier and cheaper and takes less time to build a retail park in small towns than a mall. And the retailers’ desire to expand is supported precisely by the presence of these shopping centers.

In addition, both retailers and developers look at an important indicator: the evolution of the Gross Domestic Product (GDP), which in our country registers one of the highest increases in the European Union, according to the estimates of the European Commission. Only Ireland and Malta outrank us.

This year, malls and retail parks with a total area of ​​320,000 square meters will open, almost four times larger than last year. Of this area, 74% represent retail parks that are under construction, and the remaining 26% of the area is intended for malls, CBRE data also show.
