An ESG-compliant residential building project in Vienna offers bookable work space. “Great luck” with 400 bicycle parking spaces and e-charging stations, communal areas and private open spaces.
After two years of intensive construction, the sustainable and almost energy self-sufficient residential building project “Großes Glück” in Vienna-Donaustadt (22nd district), certified with ÖGNI Gold, has now been completed with a total of 153 apartments. The architecturally sophisticated ensemble designed by Hawlik Gerginski Architects aims to meet the changing work and usage behavior of future generations with bookable home office bunks, 400 bicycle parking spaces and electric charging stations, spacious communal areas and private open spaces for each residential unit. The building also completely uses no fossil fuels.
Housing project combines sustainable technologies and ecological building materials
As an ESG-compliant residential building, the new building combines sustainable technologies such as geothermal energy, photovoltaics and component activation with ecological building materials and high recycling rates. “The self-sufficient energy supply is a ‘great blessing’ for the environment and the residents to whom we have already handed over the first keys,” says Michael Klement, CEO of project developer Invester United Benefits.
The building was even part of an EU taxonomy study designed to examine the applicability of planned circular economy legislation in the building sector.
The “Große Glück” offers a wide range of living options and communal areas
The project in the 22nd district offers its future residents a wide range of housing options. Each of the two to four-room apartments offers individual open spaces such as balconies, roof terraces and gardens. Comprehensive greenery on the property and attractive meeting areas are also part of the concept. The view that residents can enjoy from the communal roof terrace is also green. It goes beyond your own garden areas and far into the Donau-Auen National Park.
There are also communal areas and children’s playgrounds, home office berths that can be rented separately and digital access controls, which make the “Großes Glück” a pioneer of modern forms of living. “With our concept, we are creating a foundation for livable, digital urbanity. We are also reacting to the latest new work trends. In this way, residents can avoid commuting distances and commute times, but still separate their private and working lives in one property,” emphasizes Clement.
Martin Diesner from general contractor Swietelsky: “The ‘Große Glück’ is pioneering work in many ways. On the one hand, because it combines the topics of sustainability, innovation and quality of living in a unique way to create a lighthouse project in residential construction. On the other hand, because it comes at a challenging time the corona pandemic, material shortages or price increases.”
