Are serials going out of fashion?
According to the annual report of Arco Real Estate, last year there were 4,849 transactions with standard apartments in neighborhoods, while in 2022 there were 4,742 transactions. “The number of transactions with standard-type apartments in recent years has ranged from 4,000 to 5,000 per year, since the majority of residents cannot afford apartments in new projects,” experts note.
Average prices of standard-type apartments fell by 7.2% last year to 850 euros per square meter. A year earlier, prices for standard-type apartments increased by 1.5% – from 902 to 916 euros per square meter. A more pronounced decline in prices last year was observed at the end of summer and in the second half of the year. At the beginning of this year there was also a decline in prices.
The highest prices for standard-type apartments at the end of last year remained in Teika, where the average price per square meter reached 1069 euros per square meter, and in Agenskalns – 925 euros per square meter. The lowest average price per square meter in December was in Bolderaja – 646 euros per square meter, and in Vecmilgravis – 711 euros per square meter.
Last year, the highest average prices per square meter were in buildings of the 119th, 104th and 103rd series, and the lowest in the Lithuanian project, buildings of the 467th and 602nd series.
The average price per square meter in one-room apartments at the end of last year was 924 euros per square meter, in two-room apartments – 856 euros, in three-room apartments – 813 euros, and in four-room apartments – 806 euros per square meter.
The average price of one square meter of standard-type apartments in Jurmala at the end of last year was 980 euros, in Ogre – 782 euros, in Valmiera – 768 euros, in Jelgava – 622 euros, in Liepaja – 568 euros, in Ventspils – 504 euros, in Rezekne – 413 euros, in Daugavpils – 280 euros, in Jekabpils – 270 euros. The cheapest apartments are in Ludza – 224 euros per meter, and in Balvi – 215 euros.
Fewer deals, more money
In Riga, the number of transactions with apartments in new projects decreased by 11.6% last year. In total, 2,389 such transactions were completed last year, while in 2022 there were 2,702.
The number of transactions with apartments in new projects in the center of Riga last year also decreased by 1.7% – from 716 transactions in 2022 to 704 transactions.
In turn, the number of transactions with apartments in new projects in Riga microdistricts last year decreased by 15.2% – from 1986 transactions in 2022 to 1685 transactions last year.
The average price of apartments in new buildings in Riga microdistricts last year increased by 6.4% – to 1963 euros per square meter. A year earlier, the average price was 1,845 euros per square meter. But, as experts say, this average price does not reflect the current situation, as it is based on transactions registered in the Land Register. At the moment, the average price in new projects for sale is 2,344 euros per square meter, compared to 2,316 euros a year ago. In new projects, transactions with apartments costing from 100,000 to 150,000 euros predominate.

The number of transactions with private houses in Riga and the Riga region decreased by 10.3% last year. There were 1,472 such transactions in total, compared to 1,642 in 2022.
Last year, 305 transactions with private houses were carried out in Riga, which is 14.3% less than in 2022, when 356 transactions were completed. In turn, last year in the suburbs of the capital, 1,167 transactions with private houses were completed, which is 9.2% less than in 2022, when 1,286 transactions were completed.
The average transaction price for private houses in Riga last year was 1,111 euros per square meter, which is 14.4% more than in 2022, when the average transaction price was 971 euros per square meter. Last year, the average price in the Riga area was 704 euros per square meter, up 2% compared to 2022, when the average transaction price was 690 euros per square meter.
Most transactions with private houses occur in the price category up to 50,000 euros, which means that we are talking regarding former garden cooperatives with small plots of land. How much does a country house cost today? The average transaction amount in Darzini last year was 53,445 euros. For comparison: in Mezaparks a house costs on average 770,444 euros, and in Agenskalns – 581,021 euros.
Last year, the greatest activity with transactions in the segment of private houses in Riga was in Darzini – 41 transactions, and in Bierini, which borders the Marupe region – 33 transactions.
How much is the earth?
In the Riga region last year, the average transaction price for private houses in the Ropaz region was 1,112 euros per square meter, in Marup region – 994 euros per square meter. The lowest price was in the Sigulda region – 546 euros per square meter, as well as in the Saulkrasti region – 558 euros per square meter.
In the vicinity of the capital, the largest number of transactions with private houses is carried out in the Adazi region – 19%, in the Olaina region – 16% and in the Ropaz region – 14%. In other parts of the Riga region, the share of transactions is regarding 10%.
In the regions, the construction of new private houses is rare; mostly old buildings are being reconstructed, for which a class A energy certificate is not required. At the same time, over the year the number of transactions with land for private development decreased by 15.3%. Last year, 1,321 transactions were completed in Riga and the Riga region, compared to 1,559 transactions carried out in 2022. Of these, 224 transactions were completed last year in Riga (213 in 2022), and 1,097 transactions in Riga region (1,346 in 2022).
Last year, the largest number of transactions with land for private development were in the Kekava region (227) and in the Marupe region – 185. In turn, in Riga, the largest number of transactions were in Agenskalns (85), Dzirciems (79), and the smallest – in Škirotava (10).
Last year, the average price per square meter of private building plots in Marupe was 31 euros, in the Ropaži region – 20 euros, in the Adazi region – 19 euros, in the Kekava region – 13 euros, in the Olaine region – 12 euros.
