House prices have risen slightly once more. In the months of July, August and September, an existing home changed hands for an average of 422,000 euros.
That is almost 2 percent more than in the second quarter of this year, according to figures from the Dutch Association of Real Estate Agents (NVM). The average sales price is still slightly lower than in the same period a year earlier.
New-build homes are also doing a lot better in the third quarter than in April to June. More than 5,400 new-build homes were sold, which is 14 percent more than the previous quarter. However, the number of new-build homes sold still remains at a historically low level.
Buyers have confidence in the market
According to Lana Gerssen, chairman of the NVM Housing department, the figures show that buyers have confidence in the market. “But we also see that the current housing shortage has increased. There are 826,800 home seekers for whom no housing is available.”
According to Gerssen, the NVM is concerned regarding this, because it reignites competition between buyers. “That means, for example, that buyers will more often overbid the asking price.”
According to real estate agents, there is still a long way to go in the housing market. “The only way to absorb that is to build,” says Gerssen. “In the city, in the countryside and for all groups of home seekers. Only then will the necessary flow get going.”
