On the one hand, it can be the exact Mykonos, with a.d. sales at 6,600 euros/sq.m., but on the other there are beautiful places, such as Messini, with m.o. sales at 1,040 euros/sq.m. or in island destinations Samos, with m.o. close to 900 euros/sq.m. In tourist destinations, suitable for a holiday home, Greece is full of options and depending on what those interested are looking for, they can always find it.
Whether one is looking for mountain or sea or near or far from their permanent home, the “key” to price is always location. Both brokers and major classifieds platforms seem to agree that prices are climbing fast, but there are many places, both by the sea and in the mountains, where the prices for a holiday home are significantly cheaper than the average house in Athens or Thessaloniki.
The luxury
Starting with the most expensive, Mykonos, one of the most prominent tourist spots in the country, is at the top of the list, with 6,637 euros/sq.m. Although many think that Santorini would be second, it is Antiparos, with 5,450 euros/sq.m., and third is Paros, with 4,643 euros/sq.m. Patmos is on a strong rise, approximately 17.1% compared to 2023, with an average asking price of 5,229 euros/sq.m. Thursday comes Santorini, with 4,286 euros/sq.m. and a 2.9% increase compared to 2023, when last year the average price was 4,167 euros/sq.m. Santorini also shows the smallest increase of all the aforementioned islands for 2024, although experts point out that this could change by the end of the year.
The cheap, but also popular
On the contrary, the most affordable places to buy a holiday home are Polichnitos in Lesvos, with 708 euros/sq.m., followed by Samos, with 909 euros/sq.m., and Zaharo in Ilia, with 955 euros /sq.m., and Aegio, with 1,000 euros/sq.m. Messini remains an interesting proposition again this year, with a price close to 1,040 euros/sq.m. As prices drop, there are always concessions new owners must be willing to make. Places less prominent, with less commercial or other shops, less night life options, are suitable for those who want a vacation home to be quiet and enjoy the natural beauties offered by either the mountain or the sea. Somewhere among the price comparisons are the most popular places to buy a holiday home in 2024, as announced by the large classifieds website spitogatos.gr. According to their data, the analysts have recorded the most popular areas of Corfu, Halkidiki, Kalamata, Lefkada and Loutraki, in that order.

Homes more affordable on most islands
Both market data and related surveys, such as that of the TOPO GES IKE Housing Market Observatory, show that most people are interested in buying a holiday home on an island, but at a price that will not break the family budget. A trend that we detected from 2022 to 2023 and remains strong in 2024 as well. At a time when, mainly, foreign investors are choosing the most popular destinations and with their purchases are driving up the prices on the most prominent islands, a single-family house of almost 70 sq.m. . in Ikaria is currently offered for 85,000 euros, with 80 sq.m. and next to the sea with 130,000 euros and the market offers many options close to 1,150 euros/sq.m.
