Holiday homes near Attica are in great demand

The many options give flexibility to those interested, while depending on the solution they choose, a small seaside holiday home, within a stone’s throw of their main residence, can cost them less than 100,000 euros.

Ready-made homes at a distance of less than 500 meters from the beach are currently available from 110,000 euros for small apartments up to 40 sq.m., while the cost drops as we move away from the beach. In Rafina, a popular destination, one can find a 47 sq.m. apartment. overlooking the sea and approximately 700 meters from the beach for 107,000 euros. In the center of Rafina, almost one kilometer from the long beach, a 30 sq.m. apartment is available. to 68,000 euros. As the square footage increases, so do the prices, but with around 150,000 euros there are many options for ready-made apartments for sale, which can accommodate a family of 4 for the holidays or as a permanent residence.

Buying a ready-made apartment is one option, perhaps the easiest. Many choose to build their summer house. Although the total cost does not change dramatically, this offers much more flexibility and according to East Attica realtors, the usual is the “staged” building of a residence. A plot of land, a pre-fab, comfortable construction and addition of rooms, or even floors, depending on the needs and financial possibilities from year to year. In this case, the experts point to Protea, Avlaki, Agios Nikolaos and further south, to Artemis. Plot prices in Nea Makri and Rafina have “stung” – and justifiably so – after the great development of the area in the last decade. The most advantageous is the purchase of a plot in an area that is in the development phase, since although the prices are lower now, the estimate of the brokers is that they will increase significantly in the coming years. An average example given by market experts is Artemisa (Loutsa), where for 65,000 to 80,000 euros several plots of land, close to half an acre, suitable for a holiday home are available. There are cheaper and more expensive ones, depending on the area and location.

For real estate, the first choice for many seems to be the most economical, prefabricated houses. In 2024, modern materials and construction techniques give many possibilities, while in comfort, energy shielding and layout they are not inferior to conventional ones. Prices vary widely depending on the material, with wood and metal structures predominating. A house complete with durable materials, “turnkey” and suitable for a family, on 90 sq.m., with three bedrooms, kitchen, bathroom and living room, costs around 900 euros/sq.m. Many choose to start with a smaller cottage and then expand. At the moment there are offers for smaller ready-made properties, which also have a short installation time, from 35,000 euros. With a plot from 60,000 to 80,000 euros and a property from 35,000 to 70,000 euros, depending on the needs, many people’s dream of a seaside holiday home can come true, considerably cheaper than they expected.
