Here is the price of houses in Wallonia and Brussels in 2021 (MAP)

In 2021, real estate activity in Belgium increased by 14.3%. This growth reflects that of the median price of houses, which is 8% and thus stands at 270,000 euros. The largest increase in five years.

As for apartments, the median price grew by 5.5% at the national level, with an amount of 229,000 euros.

More specifically, the median price in Wallonia, ie the price closest to the real market price, is up by 6.1% and stands at 192,000 euros, against 160,000 5 years ago. “In the top 15 of the most expensive Walloon municipalities, 14 are in Walloon Brabant. The only exception, in 6th place, is Attert in the province of Luxembourg“, specifies the notary Emmanuel Estienne.

Brussels : Ixelles the most expensive

The median price of houses in our capital is up 5.2% in 2021 compared to 2020, to stand at 462,750 euros.

This year, it is Ixelles which takes the place of Brussels municipality where real estate prices are the highest. For a house in Ixelles, the median price is 690,000 euros, slightly more than in Woluwe-Saint-Pierre (680,000 euros) and Uccle (666,000 euros).

For an apartment, you have to spend some 350,000 euros in Ixelles, just like in Woluwe-Saint-Pierre but a little more than in Uccle (330,000 euros). In the capital, the rise in apartment prices is limited to 2.2%, below the national average at 5.5%.

Walloon Brabant : the largest increase in house prices in 2021

With a supply that is no match for demand, Walloon Brabant is the third most expensive “province” after Brussels and Flemish Brabant. Compared to the other provinces, Walloon Brabant experienced the weakest increase in real estate activity. (+9.2%).

If all the provinces of Wallonia experience median price increases for houses in 2021, the strongest is in Walloon Brabant (+7.6%). The median price of a house in Walloon Brabant is 355,000 euros. Lasne, La Hulpe and Rixensart record, as in previous years, the highest prices.

Although the increase in the median price of apartments concerns all the provinces, Walloon Brabant nevertheless recorded a 3.1% drop in prices.

Hainaut : the lowest house price

Recording an increase in real estate activity of 12.4% in 2021, Hainaut remains the province with the lowest median house prices (160,000 euros), even if these increased by 6.7%.

With 220,000 euros (+15.8%) for a house, the highest median price in this province was found in the district of Soignies, where the proximity of Walloon Brabant is noticeable. The median price was 172,000 euros (+4.2%) in Tournai-Mouscron, 160,000 euros (+3.2%) in the Thuin region, 154,5000 euros (+3.0%) in La Louvière, 150,000 euros (+7.1%) in Charleroi and 138,000 euros (+4.5%) in the arrondissement of Mons.

In terms of apartments: in Hainaut, the growth in the median price reached 6.9% (155,000 euros), with the strongest increase in the district of Thuin (+16.2%, 160,000 euros). Against an increase of 10% (165,000 euros) in Mons, 4.5% (190,000 euros) in Ath, 1.2% in La Louvière (126,5000 euros) and relative stability in the other districts.

Namur : new record for house prices

This is a first for the province of Namur: after seven consecutive years of rising median house prices, they have exceeded the 200,000 euro mark. Indeed, with an increase of 7.5%, the median house price is now set at 215,000 euros.

More specifically, the arrondissement of Dinant saw its prices increase by 6% (185,000 euros). In the arrondissement of Namur, the top 3 municipalities with the highest property prices are La Bruyère (312,500 euros), Eghezée (297,500 euros) and Profondeville (285,000 euros).

Although the median price of apartments only increased by 5.5% (229,000 euros) in Belgium, it was in the province of Namur that the increase was the least significant (3.2%).

Liège: sharp rise in the price of houses in Verviers

Real estate activity is doing well in the province of Liège, recording a 13.1% increase in transactions last year compared to 2020. The province of Liège now represents just under 10% of the total Belgian real estate volume.

The district of Waremme has the highest median prices for both houses and apartments. In the province of Liège as a whole, the median price of a house reached 195,000 euros, an increase of 6% in one year and 21.9% in five years. The most significant increase was observed in the Verviers region (+12.4%).

With regard to apartments, the median price in the province of Liège is 175,000 euros, an increase of 4.8%.

Luxembourg: the strongest rise in house prices in five years

Over five years, Luxembourg has recorded the highest median price increase for houses (+25.1%).
