Regarding their plans in the local market, they plan to acquire another three plots of land by 2024, with a total investment of S/ 270 million (land, construction). Project details
The District 34 project will be located on land with a total area of 13,071 m2, considering 12,500 m2 of social areas. “It is the only project in Modern Lima that has these dimensions, in addition to considering 3,500 m2 in green areas. In total, it will consist of 10 buildings in a single closed area,” he highlighted.
The new infrastructure, which will begin commercial operation on January 31, will have access through facial technology, fiber optics and electric chargers. Regarding its location, the executive highlighted that due to the large flow of people that the project will move, it is located in a solid urban infrastructure. “There are various services nearby, including universities, schools, shopping centers, markets, gastronomic centers, among other spaces,” said Castañeda.

Emerging trends in buying or renting in Modern Lima
On behalf of the Lar Group, the Impulse Data Intelligence Unit, carried out an Insight Hunting SEO study, where it has been recorded that people interested in buying apartments in the districts of Modern Lima have increased between 2017 and 2022 by almost 150%.
“The study shows that in the case of people looking to rent an apartment in districts of Modern Lima, searches have been increasing since 2021 and, according to the sample, search growth was 8% in 2023 ”the report highlighted.
In addition, it was determined that Lima is the department where the highest number of searches for renting a home are concentrated with 69.10%, followed by Trujillo with 6.70% and Arequipa with 4.50%. “What they are looking for most is a good location, modern and architecturally attractive design, that has common areas such as a gym, swimming pool, green areas and VIP lounges,” the investigation detailed.
